The real estate market is recording a re-heating up of the land segment, especially in the suburban areas of Hanoi and neighboring provinces such as Bac Ninh, Hung Yen, Vinh Phuc, land prices in many areas have increased sharply. This opens up attractive profit opportunities for investors who are sensitive and have been able to put money down since the market was still gloomy, but will be a big risk for those without experience, chasing the rising price fever.
According to actual records, land in some suburban districts of Hanoi such as Dong Anh, Hoai Duc, Gia Lam has witnessed a significant increase.
In Dong Anh district, land prices are currently being offered for sale at 50-80 million VND/m2, some central areas, with prime locations, the price has exceeded 100-150 million VND/m2, 15-20% higher than the same period in 2024. In Gia Lam, some areas near large projects have prices ranging from 60-85 million VND/m2, even plots of land located close to major roads have reached 100 million VND/m2.
Not only suburban districts of Hanoi, but also land in border provinces is having similar developments. In Bac Ninh, in areas near industrial parks such as Yen Phong, land prices have increased from 25-30 million VND/m2 to 35-45 million VND/m2 after just one year. In Hung Yen, land in the area near Ecopark urban area continues to escalate, reaching 40-50 million VND/m2. Meanwhile, in Vinh Phuc, some areas bordering Hanoi such as Vinh Yen and Phuc Yen recorded a land price increase of about 20-25% compared to the beginning of last year.
This development has helped many investors make significant profits. Mr. Tran Manh Quan, a land investor in Hanoi, said that he has bought some plots of land in Dong Anh and Gia Lam since the end of 2023, when the market was still gloomy and the price only fluctuated around 35-45 million VND/m2. Up to now, these plots of land have increased in price strongly, bringing him a large profit in less than 2 years.
Similarly, Ms. Nguyen Thi Thu Hang, an investor in Hung Yen, said she had bought land since the beginning of 2024 at a price of only about 30 million VND/m2. By February 2025, the land price in the area she bought had increased to 45 million VND/m2. Ms. Hang believes that investment opportunities are always there, but the most important thing is to know how to seize the right time.
However, not all investors will profit easily when the market is on the rise. Mr. Pham Van Long, a land broker in Bac Ninh, shared that many investors have recently put money into buying land in the suburbs in the hope of quickly surfing. However, due to lack of experience and practical information, they have bought at too high a price, these people are facing the risk of losing money or burying large "capitals".
Mr. Long warned that the current land fever phenomenon does not fully reflect real demand, but is largely due to short-term speculation. Investors without experience and knowledge of the market will face great risks if they follow the land fevers.
Commenting on the increase in land prices in recent times, Mr. Nguyen Duc Cay - Chairman of the Board of Directors of Constrexim Housing Development Joint Stock Company - said that the rapid increase in land prices in recent times is a cause for concern. According to Mr. Cay, land in the suburbs of Hanoi can bring investment opportunities, but also has many potential risks. He recommended that investors need to equip themselves with adequate knowledge, analyze carefully and avoid chasing price fevers without a clear strategy. If you are not careful, investors can fall into a spiral of debt and disappointment, he stressed.
