First of all, investors need to learn about land prices from local people by asking people about land prices around the project or the plot of land they are looking to buy. Mr. Tuan believes that "rice-powered cameras" will always provide buyers with detailed information that brokers cannot even reveal. And this will be one of the most accurate ways if buyers willingly invest time to survey the selling price situation from local people.
The Southern Regional Director of Batdongsan.com.vn added that investors can cross-check many brokers operating in the area to determine land prices. This cross-checking may provide a lot of useful information about the status of the land lot that the investor is looking to buy, such as the selling price and legal status of the land lot.

Investors can also refer to 1/500 projects, neighboring projects that have been, are being sold and are being handed over to determine the general price level of the area. From there, there is a basis to determine the price for the plot of land you want to buy.
In particular, investors can check price history on reliable buying and selling sites. Many real estate trading sites have the feature of displaying price history fluctuations quarterly and annually. Land buyers can go to the listing page to activate the price history feature and consider the price increase and decrease of the area or land project they plan to buy.
Investors should pay attention to only searching for posts that have been verified, or contact brokers who have a practice certificate or are certified as professional brokers to avoid fake posts.
Mr. Dinh Minh Tuan added that to minimize risks in buying and selling land, investors need to pay special attention to understanding project legality.
Accordingly, that land project must complete the investment in the construction of technical infrastructure works according to the plan; ensure the provision of electricity, water, drainage, waste collection services, etc. The project must have a certificate of land use rights. The right to use the transferred land is within the land area of the project with a certificate of land use rights.
In addition, land not falling under the area of a ward, district or city of a special-class urban area, type I, type II and type III; not subject to auction of land use rights to invest in a housing construction project according to the provisions of the Land Law. For the remaining areas, the Provincial People's Committee will base on local conditions to determine the areas where project investors are allowed to transfer land use rights with technical infrastructure for individuals to build their own houses.
