Hanoi People's Committee has issued a land price adjustment coefficient as a basis for calculating compensation money when the State recovers land in the area.

Accordingly, the land price adjustment coefficient (K) used as the basis for calculating compensation money when the State recovers land for all types of land, issued together with Resolution No. 52/2025/NQ-HDND dated November 26, 2025 applied from January 1, 2026 in Hanoi City is: K=1.

In case after applying the land price list, the land price adjustment coefficient (K=1) to calculate compensation when the State recovers land but it is not consistent with the actual land price fluctuations arising in the area, the commune-level People's Committee shall consider and decide on the application of land valuation methods to determine specific land prices according to the provisions of the Land Law; send the results to the Department of Agriculture and Environment for synthesis, construction, and advice on adjusting the issued land price adjustment coefficient according to regulations.

The Department of Agriculture and Environment is responsible for developing and submitting to the City People's Committee for consideration and decision on adjusting the land price adjustment coefficient issued to suit the actual situation of land prices in the area and land price adjustment coefficients according to the provisions of Resolution No. 254/2025/QH15 dated December 11, 2025 of the National Assembly and the Government's Decree detailing and guiding a number of articles of the Resolution; monitoring, inspecting, and summarizing the implementation of this Decision; presiding over and coordinating with relevant departments, branches and units to report and propose to the City People's Committee to direct and resolve difficulties and obstacles (if any) according to regulations.
