A series of social housing projects are expected to start construction from 2026, contributing to a sharp increase in housing supply for low-income people in the Capital.
Information from the Hanoi Department of Construction, in the period 2021-2025, Hanoi City has completed more than 5,100 social housing units, exceeding the target assigned by the Government. Along with that, 24 resettlement projects with nearly 11,900 apartments have basically met the needs of site clearance for key projects.
Currently, Hanoi City has 90 social housing projects with a scale of about 83,000 apartments that have been approved for investment policy. Among them, 13 projects with more than 11,000 apartments have been started.
Notably, in 2026, Hanoi City is expected to deploy 41 more social housing projects with about 32,000 apartments. In June 2026 alone, 7 projects with about 11,000 apartments may be started. In the following years, many other projects will continue to be implemented, supplementing a significant supply for the market.
For housing for the armed forces, so far there have been 9 projects with nearly 7,600 apartments started. It is expected that by the end of 2026, there will be 10 more projects with more than 8,000 apartments deployed.
However, some projects still face difficulties related to site clearance and investment procedures. Hanoi City has requested departments and branches to focus on removing obstacles and accelerating the implementation progress.
In addition, Hanoi City is promoting the multi-purpose urban area model, in which resettlement housing accounts for about 40-50%, social housing accounts for about 20% and the rest is commercial housing. This model is expected to help use land funds effectively, while increasing flexibility in housing arrangement.
In the rental housing segment, the whole city currently has about 14,351 apartments and rooms for rent of various types. According to the new orientation, projects will have to allocate 10% of the housing fund to develop rental and lease-purchase housing, contributing to increasing the supply of affordable housing for people.
Right in June 2026, Hanoi City is expected to start construction of about 6,000-7,000 rental housing units in some projects, and at the same time implement 7 more social housing projects with rental housing funds.
With the expected sharp increase in supply in the coming years, the social housing and rental housing segment in Hanoi Capital is expected to contribute to reducing housing pressure, creating more housing opportunities for workers and low-income people.
