Accelerating from the position of a logistics pillar

Right from the 2000s, when Dinh Vu Port welcomed the first cargo train, Hai An was positioned as the logistics center - strategic industry east of the port city. Currently, Dinh Vu port cluster is an important link in the Hai Phong seaport system. With stable train traffic, modern infrastructure and logistics connections to National Highway 5B, Hanoi - Hai Phong Expressway and key industrial parks, the ports here maintain an average dismantling capacity of 20,000 TEUs/month.

It is worth mentioning that Hai An does not only have Dinh Vu port cluster. Three of the four major logistics centers planned in Hai Phong are all concentrated in Hai An, including the Green Logistics Center, the Yusen Logistics Supply Center (at DEEP C Industrial Park) and the CDC Logistics Center (at DEEP C 2 Industrial Park) under construction.

The position of Hai An's strategic logistics center is further strengthened when seamlessly connecting with Lach Huyen international gateway port and the vicinity of the Southern Coastal Economic Zone of Hai Phong with a scale of 20,000 hectares that is being focused on development.

If Dinh Vu port cluster and logistics centers are the gateway to bring Hai An into the global trade chain thanks to rivers, sea routes and logistics, Cat Bi international airport is the "sky-connecting bridge" for the Hai Phong gateway land.

In just the first 4 months of 2025, Cat Bi airport welcomed more than 4,900 flights taking off/off. This airport is being expanded to become an important logistics - aviation service center of the country. Accordingly, the new cargo terminal project has been started, capable of expanding to 250,000 tons of cargo/year. While Terminal T2 is expected to be newly built in June.

With two port and airport units, completed by road and railway infrastructure, this structure has created a momentum for a modern logistics ecosystem, strongly activating the wave of industrial, commercial and real estate growth with increasingly high residents' quality. This is the route that Incheon (Korea), Singapore or Shenzhen (China) used to take to become the leading logistics cities in Asia.

New urban standards in Hai An

In fact, the urban appearance in Hai An is rapidly changing, Hai An real estate is becoming a new growth pole of the port city. With the role of a logistics pillar, the sublimation of Hai An real estate comes from the long-term planning of local authorities.

Specifically, in the overall planning strategy until 2040, Hai Phong identifies development according to the multi-center urban model - in which each area plays a separate role, complementing each other in terms of economic, residential and infrastructure functions. Hai An District is one of the typical core of this strategy, oriented to become an international commercial - financial center (CBD) in the East of the city.

The strong transformation in urban appearance of Hai An is clearly present through a series of projects that have been and are being implemented.

Roads such as Bui Vien, Dang Kinh, Le Hong Phong extended or Dong Khe 2, Lien Phuong road... are witnessing a series of apartment projects, logistics shophouses, low-rise projects, and shopping malls springing up, clearly shaping a new urban structure.

From a alluvial area along the Lach Tray River, Hai An will be a bustling logistics urban area in the near future - where infrastructure factors including aviation, ports, industrial parks, railways, and roads are a clear driving force for the take-off real estate market.
