Red book has no limit on the number of people named
According to the provisions of the 2024 Land Law, the certificate of land use rights and ownership of assets attached to land (red book, pink book) does not limit the number of people named on the red book (called co-owned red book).
- In case it is issued to each member of the group, each red book will record full information about the person to whom it is issued; then write "Shared use of land, joint ownership of assets attached to land (or joint use of land or joint ownership of assets attached to land) with another person".
The QR code on the red book will show full information of people sharing land use rights and ownership of assets attached to the land.
- In case of issuing 1 red book to a representative, the representative's information is recorded on the certificate, the next line is recorded:
+ “As a representative of people who jointly use the land” or + “As a representative of people who jointly own property attached to the land” or + “As a representative of people who jointly use the land and jointly own property attached to the land”.
The QR code of the red book will show full information of people sharing land use rights and ownership of assets attached to the land.
Procedures for separating red books in the names of many people
One of the people whose name is on the red book jointly, when wanting to separate the book, must make an application to separate the co-owned red book and submit it to the Land Use Rights Registration Office at the District/County Department of Natural Resources and Environment.
Note, those who want to separate the co-ownership red book must have the consent of all members who co-own the remaining land use rights. In addition, the separation of the red book must meet the provisions of the law, such as: conditions for separating the red book, minimum area for separating the red book, paying fees, etc.
The application for separation of the valid co-ownership red book will be processed in accordance with the prescribed procedures and time. At the same time, the land user must fulfill financial obligations such as:

+ Registration fee.
+ Application appraisal fee.
+ Fee for surveying and mapping cadastral maps.
