On November 7, information from Nghe An Provincial People's Committee said that it has issued a decision to allocate land (phase 1) to Eurowindow Sport City Real Estate Development Investment Co., Ltd. to implement an investment project to build a new urban area in Dong Vinh and Cua Nam wards (Vinh City).
The Provincial People's Committee allocated 272.762.9m2 of land in Dong Vinh Ward (Vinh City) to investors to implement the project to build a new urban area under planning.
Land allocation with the collection of land use levy for 111,208.9 m2 of urban residential land for construction of low - rise housing areas under the approved planning with a land use term of 50 years.
For 18,478,3m2 of urban residential land for construction of social housing area exempted from land use levy, the investor is not required to carry out procedures for land price determination, calculation of exempted land use levy and is not required to carry out procedures for exemption from land use levy and land rent. The land use term is 50 years.
Land allocation without collection of land levy for 143,075.7m2 of land used for the purpose of construction of non-commercial technical and social infrastructure works under the project (including: 87.525m2 of land for traffic; 13,073.4m2 of land for construction of amusement parks, public entertainment; 1,027.9m2 of land for construction of waste dumps, waste treatment...).
After completing the construction of technical and social infrastructure works under planning, the investors are requested to hand over them to the Vinh City People's Committee for management and use according to regulations.
The location and boundaries of the land area are determined according to cadastral map measurement No. 331/2024 approved by the Department of Natural Resources and Environment on 4.10.2024.
The People's Committee of Nghe An province assigned Eurowindow Sport City Real Estate Development Investment Co., Ltd to coordinate with relevant agencies to perform the assigned tasks. At the same time, pay land use levy, fees, charges and other relevant financial obligations in accordance with law; use land for the right purposes, the right area, land marks; fully comply with the provisions of law on construction investment, land, environmental protection and other relevant regulations.
According to Nghe An People's Committee, the allocation of nearly 18.5 thousand m2 of urban residential land exempted from land use levy to investors is in accordance with the law on social housing development, in order to create conditions for relevant subjects to have the opportunity to access and own social housing apartments at reasonable prices.
