For many years, price factors have been almost the most important criterion when buyers consider social housing (NOXH). With limited income, workers and young families are forced to prioritize their ability to pay and accept exchange for many other factors. However, as life gradually becomes more stable, the thinking of choosing a house also becomes more comprehensive.
Nowadays, social housing buyers are not only concerned about "whether they can buy or not", but also ask the question "whether it will last a long time or not". Factors such as construction quality, sustainable operation, living environment, community and especially location in urban structure are increasingly valued.
The change in buyer behavior has led to clear movements in the social housing market. Some projects are still developing according to the old model, focusing on solving immediate housing needs, often located far from existing residential areas and lacking infrastructure synchronization. In contrast, some projects are starting to receive more methodical investment, focusing on planning, urban connectivity and the ability to form sustainable communities.
According to Dr. Dao Ngoc Nghiem - Vice President of the Vietnam Urban Planning and Development Association, the nature of social housing does not lie in the name or segment, but in whether the project is included in the overall urban planning or not.
Mr. Nghiem said that isolated development projects with a lack of infrastructure and services often have difficulty meeting long-term housing needs. Meanwhile, projects associated with existing urban space will have higher use value and become more sustainable over time.
This assessment shows that the difference between social housing projects is not only in price, but mainly in location and development approach.

Advantages of the inner city
In that context, in Hung Yen, Hien Center Point Street is considered an example of the trend of developing social housing according to existing urban standards. This project is located in Hien Nam ward - the inner city of Pho Hien, the center of Hung Yen city, where the infrastructure system and residential life have been stable for many years.
Unlike many social housing projects often located in suburban areas or new land funds, Hien Center Point Street is located in the heart of the city, adjacent to four streets, surrounded by a dense residential area and vibrant urban activities.
For real buyers, this is important, because they do not have to wait for infrastructure to form in the future, but can live, work and integrate immediately with the surrounding urban environment.
Sharing from reality, Ms. Do Thi Ha Phuong (29 years old, Son Nam ward) said that social housing projects located in the inner city area with existing communities often maintain a more stable quality of life. When essential services are available, residents significantly reduce travel costs, living expenses as well as arising social costs.
Along with inner-city projects, the social housing market in Hung Yen also recorded new projects being implemented, contributing to supplementing the supply for workers and young families.
In Thai Binh ward (Hung Yen province), Machino Phu Xuan Company Limited has officially started construction of a social housing project under the Machino Phu Xuan project. The project is located on Ly Bon Street - an area with vibrant urban activities, with a scale of 5.83 hectares, oriented to develop into a modern urban area, providing many options for housing products and accompanying utilities.
In the initial phase, the project deployed two social housing buildings, providing 312 apartments. This is considered an important piece, aiming at practical housing solutions for workers and young families living and working in the central area.
