Talking to Lao Dong reporter, Mr. Nguyen Van Hung (45 years old, living on Phan Ke Binh street, Ba Dinh district) said that at the end of 2020, his family decided to buy a house in the alley at the current address.
After nearly 5 years of use, Mr. Hung is selling the house to move to an apartment. Mr. Hung describes that this house is 35 square meters wide, 3 floors, and is being sold for 3.1 billion VND. Although located in the center of Hanoi, finding customers who want to buy a house in the alley at this time is not easy.
"In previous years, due to rushing to buy, my family did not foresee the inconveniences when the alley was too narrow, people had to give way to each other. The price I am offering is 3.1 billion VND, the price has been reduced to transfer all the furniture because of the above inconveniences" - Mr. Hung said.
Forced to turn around and leave after being taken by a broker to see a house in an alley in Lang Ha ward (Dong Da district), Ms. Le Thi Hoa was still surprised when the dilapidated house was advertised for sale at 3 billion VND. The alley was too narrow, barely enough for 2 people to pass each other.
According to Ms. Hoa, the house in the alley in Lang Ha ward has an area of 30 square meters with a selling price of about 3 billion VND, equivalent to 100 million VND/square meter. However, after viewing the house, Ms. Hoa had to give up the idea of buying it because she was afraid of fire and explosion. The house had been built for more than 20 years, the structure was gradually deteriorating, the walls were moldy and leaky.
Although houses in alleys are being advertised for sale, Lao Dong reporters' research shows that there is still no specific data on the actual transaction volume of houses in alleys in central districts of Hanoi.
Many real estate experts analyze that the increasing demand for housing in big cities such as Hanoi and Ho Chi Minh City has caused the segment of street-front houses, apartments, especially houses in alleys to continuously receive attention recently.
According to experts, in terms of price, the segment of houses in alleys in Hanoi will depend on many criteria and factors such as surrounding location, alley width, amenities, and security. The more convenient the location, the higher the price, even in alleys, the price of houses here is equal to that of luxury apartments.
Regarding the private housing segment, Mr. Do Ngoc Thang - Regional Sales Director of the OneHousing real estate market analysis ecosystem - also commented that the residential real estate segment in the inner city of Hanoi has not been affected much by the upward or downward market trends in recent times.
Mr. Do Ngoc Thang said that currently until the end of 2024 is the time when residential real estate transactions in Hanoi will be the most active, which is also in line with practice.
However, people who want to buy this segment need to be careful, carefully research the legal aspects, red books, and restrictions to identify and avoid possible risks.
