Selling a house in an alley (Khuong Trung street, Thanh Xuan district, Hanoi), Mr. Nguyen Van Khanh shared that because he has no need to use it, his family wants to sell the main house with an area of 50m2, 4 floors for 6.6 billion VND (equivalent to 132 million VND/m2).
According to Mr. Khanh, because the alley is narrow, almost all residents living here have to park their motorbikes and cars at shops on the street and then walk into their homes.
The price he is offering is 6.6 billion VND, and will reduce the price and support the willing buyer about 300 million VND because of the above inconveniences.
Also posting information for sale on social networks, Mr. Nguyen The Cuong (owner of a house in an alley in Ba Dinh district, Hanoi) said that the 42m2, 4-storey house located in a deep alley is being sold by him for 6.5 billion VND, equivalent to 154 million VND/m2.
Due to financial difficulties, Mr. Cuong is asking some brokers to find customers to buy immediately in November 2024.
In fact, according to Lao Dong reporters' research, many houses in alleys in central districts of Hanoi such as Thanh Xuan, Cau Giay, Dong Da... are also being offered for sale at high prices of about 100 - 150 million VND/m2.
With the selling price continuously increasing, many experts previously warned that the cause could be sellers and brokers pushing up the market price.
Meanwhile, there is still no detailed statistical data on the actual number of transactions in the alley housing segment in central districts of Hanoi.
Mr. Tran Hoang (real estate consultant in Hanoi) commented that due to the high price of street-front houses and apartments in Hanoi, the alley house segment is attracting more attention because it is easier to find and the price is also "softer".
However, Mr. Tran Hoang also noted that buyers of houses in alleys need to consider a number of criteria such as the entrance, the quality of the house, the construction, and legal procedures such as red books and building permits.
In fact, in addition to price and legal issues, many customers believe that houses built in alleys are often built next to each other but only share a small, narrow alley, which is a point to note.
According to the Vietnam Association of Realtors (Vars), the prices of individual houses being traded have increased by 5 - 15% compared to the end of 2023. Although the price increase here still has many unusual signs, it cannot be denied that there is a large number of people interested and transacting in this segment.
