Many social housing projects in Ho Chi Minh City cost 700 million VND/unit, with a shortage of 300 million VND for apartments

HCMC - Private enterprises are building many social housing projects in the northern area of HCMC, with an average selling price of each apartment of about 700 million VND.

The northern area of Ho Chi Minh City (formerly Binh Duong province) is an industrial production center, with a large concentration of immigrant workers. According to the forecast, there are nearly 130,000 workers who need to buy social housing from now until 2030.

In recent years, many social housing projects implemented by the private sector have been implemented. Up to now, the projects are in the completion stage.

Typically, the K- Home New City social housing project in Binh Duong ward is building thousands of apartments. The project is located near Phu Tan, VSIP, Dong An industrial parks and My Phuoc 3 industrial parks. The project investor is Nam Kim Industrial Construction Investment Joint Stock Company (a member of Kim Oanh Group). According to Kim Oanh Group, the selling price of each 35 m2 apartment is 778 million VND. Currently, the unit is speeding up the construction of the project to be able to soon hand over the houses to workers.

Also in the segment of about 700 million/unit, there is the Chanh My social housing project in Chanh Hiep ward, Ho Chi Minh City. The investor said that the current selling price of Chanh My social housing is nearly 17 million VND/m2 including VAT and maintenance costs. The smallest apartment is 38.5 m2 with a price of about 700 million VND/apartment, the average apartment is 51.2 m2 with a price of about 900 million VND/apartment.

This project area will build nearly 1,000 apartments. Currently, there are 3 blocks that have completed the construction of about 450 apartments. The apartments are eligible for sale. It is expected that the house can be handed over at the end of this year or the beginning of next year.

Another project with the same price is the Thang Long social housing project, Hoa Loi ward, Ho Chi Minh City. This project has been topped out and is in the process of completion. It is expected that the apartments will be handed over at the end of 2026 and the beginning of 2027.

According to the Ho Chi Minh City Department of Construction, this project has been appraised for a selling price of 20.44 million VND/m2. A 1-bedroom apartment costs more than 600 million VND, a 2-bedroom apartment costs more than 800 million VND.

The 300 million VND/apartment segment is scarce in supply

Binh Duong area was previously famous for its state-built social housing model. These projects were previously assigned by the People's Committee of Binh Duong province to Becamex Industrial Investment and Development Group - JSC (Becamex Group) for investment. There have been about 47,500 apartments built in the period from 2011-2021. Notably, the price of each apartment is only from 100 to nearly 300 million VND. Currently, the supply of this apartment is out of stock.

Becamex Group said that in mid-2025, new member enterprises will start construction of 2 new projects with about 4,240 apartments, expected to open for sale by the end of 2026 and early 2027.
