The market is bustling again
In May 2025, many provinces and cities across the country plan to organize land use rights auctions, creating a signal of recovery for the real estate market.
In Hung Yen, more than 130 plots of land in Nguyen Hoa commune, Phu Cu district will be auctioned on May 18 with a total starting price of over 123 billion VND. The area of the lots ranges from 80 - 150m2, starting price from 8 - 12 million VND/m2, suitable for buying for living.
Ha Nam province also plans to auction 293 plots of land in Ly Nhan and Thanh Liem districts with starting prices from only 2.2 million VND/m2, attracting many individual investors.
In Da Nang, 40 subdivided land lots will be auctioned this month. Some other localities such as Bac Ninh, Quang Tri, Hanoi... are also busy connecting the previously stalled auctions.

Things to note when participating in auctions
To avoid legal risks, participants need to carefully research information related to the auctioned land, including origin, land use planning, legal status and accompanying financial obligations. This information must be publicly announced in the auction documents provided by the organizing unit or the Land Fund Development Center.
People also need to carefully read the auction regulations, clearly understand the conditions such as starting price, price step, deposit, organization form (in person or online), time, location... Preparing financial capacity is very necessary, because if the winner of the auction does not pay on time, the participants will lose their deposit.
According to the current regulations, the auction participants must submit a valid dossier and deposit a deposit in advance, usually from 5-20% of the starting price. After winning the auction, the buyer must pay the full amount of money within the prescribed time, and at the same time complete the financial obligations such as paying taxes, registration fees ... If violating the commitment, the winner may lose piles and be handled as prescribed.
An important note is to avoid listening to the words "auction brokerage" or unofficial information on social networks. Only work with an auction unit with an operating license, in accordance with the provisions of law.
