According to Lao Dong reporter's investigation, the social housing project in Ha Dinh new urban area (Tan Trieu commune, Thanh Tri district) by the consortium of Urban Infrastructure Development Investment Corporation, Hanoi Electricity and Water Construction Joint Stock Company, and DAC Hanoi Housing Development and Trading Joint Stock Company started construction in early December 2024.
The project is built on a land area of 9,305m2, the height of the building is 25 floors (5 basement floors, 20 apartment floors and 1 basement floor), the construction area is 3,722m2, the total floor area is 62,550m2, a total of 440 apartments, a population of 1,230 people, expected to be completed after 30 months of implementation.
Having a need to buy a house in the inner city, Ms. Nguyen Thi Ngoc (36 years old, working in Cau Giay district) said that for several years now, her family has not been able to reach their dream of settling down because recently there have been too few social housing projects implemented, while the price of commercial apartments is increasing shockingly.
According to Ms. Ngoc, in mid-2023, she and hundreds of other people had to line up until night to buy an apartment at a social housing project. However, due to her bad luck in winning the lottery, she was forced to put her house-buying plan on hold and wait for another social housing project in the future.
Similarly, Mr. Nghiem Van Cuong (working in Nam Tu Liem district, Hanoi) informed that the real estate market is lacking in the housing segment for low-income people and social housing, while high-end products have few buyers.
This situation makes the dream of settling down for many families like Mr. Cuong increasingly difficult to realize. Meanwhile, social housing projects are being implemented and sold very little, and the price of old apartments is constantly increasing.
According to statistics from the Hanoi Department of Construction, to date, the city has 69 social housing projects that have been and are being implemented. Of these, 19 projects are expected to be completed in the 2021-2025 period, with about 0.952 million square meters of floor space, providing about 15,440 units.
Many real estate experts say that in order to supplement the social housing fund to serve low-income people, Hanoi must continue to review land funds and propose plans to build new social housing.
At the same time, review and adjust planning to supplement land funds in sync with trade union institutions, serving the housing needs of low-income people, workers and laborers.
