Binh Duong Provincial People's Committee has approved the construction planning project of Bau Bang district until 2040.
The locality is located in the North of Binh Duong province, bordering Ben Cat city, Dau Tieng and Phu Giao districts and Binh Phuoc province. Bau Bang district has a natural area of about 34,000 hectares, including 7 administrative units with nearly 120,000 people.
Currently, Bau Bang's area is mainly focused on agricultural development. In the future, Bau Bang will allocate more land to develop industrial real estate.
According to the approved plan, by 2030, Bau Bang will have about 6,150 hectares of industrial land. The labor force and workers in Bau Bang are expected to be about 440,000 people, according to the Binh Duong Provincial People's Committee.
Of these, there are about 200,000 local workers and 240,000 migrant workers. Therefore, the province needs land to build social housing, low-cost housing - apartments for sale to low-income workers, with the land needed to arrange about 600 hectares.
According to the People's Committee of Binh Duong province, the project to develop social housing and workers' housing in the 2021-2025 period has allocated land funds to develop social housing in Bau Bang district.
The land fund for social housing development is arranged with a total area of 581,700 m2 (58.7 ha), including: Becamex social housing area - area 1 in Lai Hung residential area with an area of 19,550 m2; Becamex social housing area - area 2 in Lai Hung residential area with an area of 26,500 m2; Becamex social housing area - area 3 in residential area of hamlet 5A, hamlet 5, Lai Uyen with an area of 29,800 m2; Becamex social housing area - area 4 in Bau Bang industrial park with an area of 158,300 m2; Becamex social housing area - area 6 in residential area 5F, hamlet 5, Lai Uyen with an area of 24,000 m2.
In addition, the land recovered from Binh Duong pesticide factory at plots 67, 68, 81 on map sheet 37 has an area of 2.35 hectares planned for social housing development; the land recovered from San Miguel Pure Foods VN Co., Ltd. at plots 2507, map sheet 37 in Lai Hung commune has an area of about 30 hectares planned for social housing development.
Also in the approved project, Bau Bang will reserve 58 hectares of land managed by state-owned enterprises or land funds recovered due to violations of the law (currently managed by the Land Fund Development Center) to develop social housing.
According to new regulations, when developing industrial parks in Bau Bang, each industrial park must allocate at least 2% of land fund to build dormitories and public utilities for workers working in the industrial parks.
Land allocation for construction of social and cultural infrastructure to serve workers
According to the People's Committee of Binh Duong province, in addition to allocating land for social housing construction, the province also allocates land for the construction of social works serving the people and workers. Notably, 1 hectare of land is reserved for the construction of the Bau Bang District Workers' Cultural Center; 5 hectares are allocated for the construction of a new children's house, library, gymnasium, cultural center, etc.
