Recently, in early December 2024, the social housing project at plot NO1 of Ha Dinh urban area (Tan Trieu commune, Thanh Tri district, Hanoi) started construction after a period of abandonment and slow implementation.

The project covers an area of ​​over 9,300m2, belonging to the 20% land fund of Ha Dinh New Urban Area. The building is 25 floors high, including: 5 basement floors, 20 apartment floors, 1 basement, a total of 440 apartments; construction area of ​​over 3,700m2; total floor area of ​​over 62,500m2; population size is 1,230 people.

Also in December 2024 (expected on December 17), the 319 Corporation of the Ministry of National Defense will hold a groundbreaking ceremony for the high-rise housing area - social housing under the Housing Area project in Uy No commune, Dong Anh district, Hanoi.

This social housing area consists of 4 blocks of 9-storey buildings; 1 basement and 1 attic floor with the following main indicators: Land area of ​​about 15,286m2, total construction area of ​​nearly 7,000m2; total construction floor area of ​​all 4 blocks is more than 61,000m2; equivalent to 466 apartments,

Notably, in the list of planned investment projects for housing and urban area construction (phase 3) of the Hanoi City Housing Development Plan for the period 2021 - 2025, there are 6 social housing projects in 4 districts including: Ba Dinh and Long Bien districts; Thanh Tri and Thach That districts.

According to Lao Dong reporters, in addition to the above projects, another social housing project that is also mentioned a lot is NHS Trung Van, which is entering the completion stage. The project is expected to hand over houses in the first quarter of 2025.

Previously, on May 20, 2023, the NHS Trung Van social housing project conducted the first round of drawing lots for purchasing and leasing social housing at Cau Giay Stadium, attracting about 1,500 people to participate in the drawing to buy 150 apartments.

Real estate experts say that social housing projects being started and launched at this time are a big boost to the market, providing a source of supply for low-income people.

According to information from the Ministry of Construction, in 2024, the country aims to develop 130,000 social housing units for low-income people and industrial park workers. However, the completion rate is only 21,000 social housing units, equivalent to more than 16% of the plan.

According to a summary of reports from localities, from 2021 to present, 644 social housing projects have been implemented nationwide with a scale of over 580,100 units.

Of which, the number of completed projects is 96 projects with a scale of more than 57,600 apartments; the number of projects that have started construction is 133 projects with a scale of more than 110,200 apartments; the number of projects that have been approved for investment policy is 415 projects with a scale of more than 412,200 apartments.

In 2025, the Ministry of Construction set out a plan and task to complete an estimated number of social housing apartments of over 100,000 units.

Real estate expert Tran Xuan Luong - Lecturer in real estate (National Economics University) - said that the plan set out in 2025 by the Ministry of Construction is expected to make the supply more abundant and diverse. At the same time, this quantity will create a big boost for the market in the following years.
