Lawyer Truong Anh Tu (TAT Law Firm) gives special attention to people when transferring or changing the name of the red book:
- If transferring agricultural land, the recipient must meet the condition of being a household or individual directly engaged in agricultural production.
- According to the 2024 Land Law, land transfer is not allowed if there is no Land Use Rights Certificate.
- Foreigners are only allowed to receive land use rights for business investment purposes and must meet specific conditions prescribed by law.
- Before buying land, people need to check the land use planning at the competent authority to avoid buying land located in the clearance or public planning area.
- Check local land prices as land prices can greatly affect the amount payable, especially taxes and registration fees.
