Hanoi Department of Construction has just publicly announced the plan to receive applications for registration to buy and lease social housing at land plots CT1, CT2, CT3, CT4 belonging to the Kim Hoa Urban Housing Area project, Kim Hoa commune, Me Linh district (now Tien Thang commune), phase 2.
The project investor is Than Ha Trading and Construction Co., Ltd. The total area of the land plot is 93,148.8 m2, of which the total land area for social housing construction is 34,137.8 m2. The project has a scale of 9 above-ground floors, 1 attic.
The selling price of social housing is 19,805,791 VND/m2 of usable floor area, including value-added tax and not including maintenance fees. Maintenance fee (2% of pre-tax selling price) is 377,253 VND/m2. The rental price for social housing is 244,515 VND/m2/month, including value-added tax and not including 2% maintenance fee.
The number of social housing apartments for sale in phase 2 is 398 units, including 326 units for sale and 72 units for lease-purchase (area from 62.81 m2 to 69.84 m2). Equivalent to apartment prices here ranging from 1.24 - 1.38 billion VND/unit.
Time to receive applications for registration to buy and lease-purchase phase 2 from September 9, 2026 to the end of October 9, 2026, including Saturdays and Sundays, excluding holidays. Application time in the morning is from 8:30 AM to 11:30 AM, in the afternoon from 1:30 PM to 4:30 PM.
The expected time to sign the purchase and sale contract is October 29, 2026. The expected handover time of the apartment is in the second quarter of 2027.
Previously, the project opened for sale in phase 1, in which 322 units were signed social housing purchase contracts by customers.
Hanoi Department of Construction noted some contents related to the purchase, lease-purchase and lease of social housing in Hanoi city. Accordingly, it is strictly forbidden for organizations and individuals to take advantage of social housing policies and people's needs to collect money, receive deposits or perform acts contrary to legal regulations.
All acts of untruthful and fraudulent declaration in the preparation and confirmation of dossiers for buying, renting, and renting-purchasing social housing when detected, including during the post-inspection process, will be handled according to the provisions of law.
The Hanoi Department of Construction recommends that people not carry out social housing transfer transactions against regulations and not register or submit dossiers at locations not publicly announced by investors on the website of the Hanoi Department of Construction.
