Ho Chi Minh City recovers land from 4,866 households to build an urban area of more than 400 hectares near the center

Ho Chi Minh City will recover land for about 4,866 households to implement the Binh Quoi - Thanh Da New Urban Area project with an area of 423 hectares, with a total capital of 98.710 billion VND.

According to a report by the Ho Chi Minh City Department of Agriculture and Environment on the progress of compensation and site clearance in the first 4 months of 2026, the Binh Quoi - Thanh Da New Urban Area project will recover land from about 4,866 households.

To date, functional agencies have issued 3,919 land acquisition notices, reaching about 80% of the total number of cases. At the same time, 2,122 dossiers have been measured and counted, equivalent to more than 43%.

In the coming time, Binh Quoi Ward People's Committee will continue to complete the issuance of land recovery notices for the remaining 947 cases and accelerate measurement and inventory work in May 2026. The city is expected to complete related procedures in October 2026 to hand over the site to investors to implement the project.

According to the plan, households subject to relocation will be arranged for resettlement at Unit No. 1 along the existing Binh Quoi road.

Binh Quoi - Thanh Da new urban area is planned on an area of about 423 hectares, of which about 405 hectares are invested in construction, the rest is for landscape restoration and land acquisition is not implemented.

The project is oriented to develop into a modern urban area with full of housing, commercial - service, health, education, culture, sports, tourism, hotels and offices. Besides, there is a system of green parks, theme parks, marinas and riverside ecological spaces.

According to the plan, this urban area has a population size of about 54,000 people and is expected to provide about 25,526 houses, including apartments, townhouses, villas, social housing and resettlement housing.

In which, the land fund for social housing development accounts for about 20% of the total residential land area to meet regulations on social housing development.

The total investment capital of the project is approximately VND 98,710 billion, equivalent to more than USD 3.74 billion. Of which, the investor's contributed capital is approximately VND 14,880 billion, and the remainder is mobilized from credit institutions.

According to the approved schedule, the project will be implemented within 10 years, including the stages of completing investment procedures, construction and putting it into operation.

Binh Quoi - Thanh Da urban area is divided into 3 units interspersed with urban functions.

Unit No. 1 is located in the Northwest along the existing Binh Quoi road, is an existing residential area combined with resettlement and social housing, with a scale of about 18,000 people on an area of 116.7 ha.

The unit at number 2 is located in the South, opposite An Khanh ward across the Saigon River, oriented to become a high-quality residential area with many amenities serving a modern lifestyle, with a scale of about 20,000 people on an area of more than 155 hectares.

The unit at number 3 is located in the Northeast, opposite the Truong Tho area across the Saigon River, prominent with flooded landscapes, marinas and riverside ecological space, with a scale of about 16,000 people on an area of nearly 152 hectares.
