Information about a social housing project in the area that started construction has attracted a lot of attention from workers renting a room in Kim Chung commune, Dong Anh district, Hanoi.
Ms. Tran Thi Xuan (character's name has been changed) and her husband rented a room in the Kim Chung workers' housing area, Dong Anh district, Hanoi. In recent days, we have been regularly going to groups to learn about information about this newly started social housing project.
After more than 20 years of renting a room, from the time they were single until their children grew up, they all longed to have their own house. However, that dream has not always come true.
Ms. Xuan said that after a long time of working, she and her husband have saved 500 million VND. Recently, according to initial information announced by the investor, the price of social housing will be 18.4 million VND/m2.
The female worker's family wants to buy 3 bedrooms - at a higher price than other apartments. What she wondered was whether social housing would have such an apartment. "I know that the building will have 3 types of houses: Social housing; commercial housing; some apartments are for rent. If social housing has a 3-bedroom apartment, I can still buy it; if it is only for commercial housing, I will definitely have to give up the idea of buying because the price will be very high" - Ms. Xuan calculated.
Ms. Xuan recalls that a few years ago, a social housing project near her hometown cost 13.2 million VND/m2; commercial apartments cost 19-20 million VND/m2. The social housing price of the newly started construction area is 18.4 million VND/m2; and the commercial housing price will certainly be much higher than the figure of 19-20 million VND/m2.
Ms. Xuan calculated that with a price of 18.4 million VND/m2, a 60 m2 social housing unit is worth more than 1.1 billion VND. If she buys a 3-bedroom apartment at a commercial price of up to 25-30 million VND/m2, she will definitely have to give up the idea of buying a house. Both of her paternal and maternal families are not abundant, so it is difficult for her and her husband to receive support.
According to the female worker, with the amount of money in hand of 500 million VND, social housing costs less than 1 billion VND, she can still worry about paying off the debt. "If the house price is high and we have to borrow a billion VND, my husband and I will definitely have to give up because we cannot bear the burden of paying off our monthly debts. We have to continue living a situation of having to rent a house; later, when our children are older, they may continue to rent a house, and we will return to our hometown" - the 41-year-old female worker expressed.
"I am 41 years old this year, my husband is 43 years old, but my dream of settling down has not yet come true" - she shared.
Like Ms. Xuan, Ms. Le Thi Dao (character's name has been changed) and her husband are also very interested in the newly started social housing project in Kim Chung commune (Dong Anh district, Hanoi). The couple also rented a house for nearly 20 years, of which they have rented this worker housing area for nearly 10 years.
"My wife and I want to stay long-term and stabilize our work in Thang Long Industrial Park, but buying a house is too difficult. Both husband and wife are over 40 years old but still do not have their own house in Hanoi, even though it is social housing" - Ms. Dao shared.
The total income of both is nearly 25 million VND/month. To buy a house, Ms. Dao had to calculate carefully to be able to pay interest and principal monthly when borrowing from the bank.
"I want to buy an apartment with 3 bedrooms but I don't know if there is a social housing or only a commercial housing fund. Currently, I only listen to and ask for information about this new project, but have not yet decided whether to buy a house or not" - Ms. Dao said.
