Accordingly, The Korea Economic Daily reported that global reinsurance company AON Plc, owner of the Landmark 72 3-building complex (Hanoi), wants to sell 100% of its shares to collect more than 1,000 billion won (about 18,500 billion VND).
Landmark 72 (formerly known as Keangnam Landmark Tower) is located on Pham Hung Street, Nam Tu Liem District, Hanoi, consisting of a 72-storey tower with a height of 350m and 2 twin towers of 48 floors with a height of 212m. The 72-storey tower is currently the tallest in Hanoi and the 2nd tallest in Vietnam.
This complex was started in 2007 by Keangnam Investment and Construction Group (Korea). However, in 2015, AON Group bought Landmark 72 building for 454 billion won from Keangnam, thereby becoming the new owner of Landmark 72 since December 2015.
Not only Landmark 72, another building with a scale and value of tens of thousands of billions is being sold, Capital Palace (No. 29 Lieu Giai, Ba Dinh District, Hanoi). This building is being sold by Ms. Truong My Lan's daughter with an expected price of tens of thousands of billions of VND.
Accordingly, in the trials of defendants in the case of violations at Saigon Commercial Bank (SCB), Van Thinh Phat Group and many other organizations, Ms. Truong My Lan said she wanted to sell the Capital Palace building (No. 29 Lieu Giai, Ba Dinh District, Hanoi). According to Ms. Lan, this is the most beautiful building in Hanoi, previously someone offered to pay 1 billion USD but she did not sell. Currently, her daughter is selling this building to remedy the consequences of the case.
According to research, Capital Place is a class A office building with two towers, each 37 floors high, a common 6-storey podium, 3 basements, providing a total leasable area of 93,550m2 and a total commercial leasable area of 5,279m2. The building has a prime location on Lieu Giai Street, the intersection of Lieu Giai - Kim Ma - Nguyen Chi Thanh Street, a vibrant economic development area.
Previously, in 2022, Capital Palace was bought by Ms. Truong My Lan from CapitaLand for nearly 12,500 billion VND. Ms. Truong My Lan bought this building from CapitaLand under the name of Viva Land - a business closely related to Van Thinh Phat.
According to CapitaLand's announcement at that time, the transfer price of the building was 751 million Singapore dollars (550 million USD, equivalent to nearly 12,500 billion VND). This is one of the largest M&A (merger and acquisition) deals in the real estate market in 2022.
In addition, in 2022, the market also recorded the transaction of FLC Group selling the 265 Cau Giay building (FLC Twin Towers) for VND 2,000 billion. Before the transaction took place, this building was the headquarters of FLC and many member companies such as Bamboo Airways and FLC Faros.
At the time of topping out in 2018, FLC Twin Towers was one of the three tallest towers in Hanoi, including two towers of 50 and 38 floors, including 5 floors of commercial center and 4 interconnected basements; providing the market with 66,484m2 of apartment floor space, 35,960m2 of office floor space and 25,000m2 of commercial floor space.
