Money-attracting ecosystem
Singapore, an island nation famous for tourism in the world, also faced a paradox: a large number of tourists but short stays, low spending, due to a lack of an attractive enough ecosystem to retain tourists. The turning point came when the island nation saw the emergence of "all-in-one" megacities such as Marina Bay Sands or Resorts World Sentosa - places that combine iconic works, high-class accommodation facilities, casinos, shopping centers, art shows, museums and nightlife entertainment in the same living space.
According to the Singapore Tourism Board (STB), after these complexes went into operation, total tourism revenue increased sharply from 12.8 billion SGD in 2009 to 18.8 billion SGD in 2013, while average spending per tourist also increased significantly.
The noteworthy point is not only the increase in the number of visitors, but also the changing spending structure: tourists spend more time shopping, entertainment and nightlife experiences.
Destinations that attract tourists with high spending levels are always put into the "sights" of real estate investors. Owning real estate at such "coordinates" is no different from owning a "golden goose", a representative of Sun Property (a member of Sun Group) shared.
In Vietnam, Bai Chay (Quang Ninh) owns the world natural heritage Ha Long Bay, with a large and stable number of visitors. In the first quarter of 2026 alone, Quang Ninh welcomed 6.3 million visitors, with revenue of nearly 15,700 billion VND. This figure is forecast to continue to increase sharply in the coming years with the appearance of the "sleepless city" Sun Elite City with the "sleepless" ecosystem being upgraded year by year.

Sun Elite City - "trump card" reshaping Bai Chay
Sun Elite City is a 324-hectare tourism, resort and entertainment urban complex developed by Sun Group - positioned as a "trump card" to expand Bai Chay's development space with an "all-in-one" ecosystem that retains tourists day and night.
The project is positioned as a multi-functional complex, where accommodation, entertainment, commercial and event experiences are connected in the same space. The focus is the night economy ecosystem that is invested methodically and continuously renewed to maintain long-term attraction.
In which, the VUI-Fest Ha Long Complex at Sun Porto Town, Sun Elite City officially launched from April 25, is emerging as a "torch" to activate the vibrant summer in Quang Ninh. In just a short time, this destination has attracted thousands of tourists every night, contributing to stirring up the nightlife market and creating a brilliant rhythm of life on the banks of the Heritage.

The location of Sun Elite City is also an important factor in attracting tourists. The project owns a rare "3 sea economic fronts": located right on Bai Chay beach, facing Ha Long Bay and especially associated with Ha Long International Passenger Port - a place connecting destinations with international tourists.
Located in a "diamond" location by the bay of heritage along with a world-class ecosystem, Sun Elite City has been and is gradually contributing to "positioning" Bai Chay destination. That is why the project is likened to the "trump card" of the destination, not only attracting tourists but also transforming the flow of customers into cash flow, opening up sustainable real estate investment opportunities.
The "naturally rich" natural foundation and complete ecosystem will create experiences to attract "super-rich" customer groups. Sun Elite City is a potential real estate investment "coordinate" that investors are looking for" - Mr. Nguyen Van Dinh, Vice Chairman of the Vietnam Real Estate Association, commented.
