Thanh Hoa benefits from the new urban expansion cycle
In the modern urbanization process, the development of central cities often leads to the formation of new growth poles in neighboring areas. This is where infrastructure is expanded, land funds have room for development, and socio-economic activities gradually shift accordingly.
According to the Thanh Hoa Provincial Plan for the period 2021-2030, vision to 2050, which has just been adjusted, the locality aims to become one of the growth poles of the North Central Coast and Southern Red River Delta regions.

To realize this goal, Thanh Hoa is promoting investment in transport infrastructure in the direction of expanding urban development space and increasing inter-regional connectivity.
Many important infrastructure projects have been and are being implemented or upgraded such as the network connecting National Highway 1A, National Highway 10 with the Ma River dike lines; Nam Song Ma Avenue; Vo Nguyen Giap Avenue; Ring Road 3; Bach Dang Road and many traffic axes connecting the city center with Hoang Long Industrial Park and neighboring localities.
If previously the central area (Thanh Hoa City), the capital of Thanh Hoa province, developed mainly in the South, now the urban development orientation on both banks of the Ma River is opening up a new growth space. Synchronous infrastructure investment not only helps reduce pressure on the existing inner city area but also creates conditions for the formation of modern urban areas, new commercial and service centers.
Besides infrastructure momentum, Thanh Hoa also possesses many positive economic signals. In the first quarter of 2026, the province's GRDP increased by 9.14%; tourism continued to maintain its growth momentum thanks to the attractiveness of Sam Son and the coastal destination system.
The synergy between planning, infrastructure and good financial "health" is creating a new development cycle for the local real estate market.
Synchronous urban area benefits from long-term development vision
In the context of planning and infrastructure becoming factors leading investment flows, projects located in urban development priority areas often possess many advantages in terms of exploitation capacity and value increase. This is also the reason why urban areas anticipating new infrastructure axes are attracting market attention.
Currently, Nguyet Vien ward has Eurowindow Light City, which is one of the outstanding projects as it is located in the area directly benefiting from the urban development orientation on both banks of the Ma River of Thanh land. Notably, the project is synchronously planned, aiming to form a new entertainment and check-in destination of Thanh land, contributing to promoting economic growth, increasing the attractiveness of trade, services and tourism of the North Central region.

The project is located on the Ma River, conveniently connected to the city center through National Highway 1A, National Highway 10 and a synchronously invested transportation system. This location advantage not only increases inter-regional connectivity but also opens up strong development space as Thanh Hoa urban space continues to expand to the North.
According to the investor, the project has a scale of up to 176 hectares, owning an ecosystem of nearly 200 internal amenities, including symbolic works such as Heritage Light Avenue, Unique interactive Light Park, landscape space, amusement park, sports and amenities serving the living, business, and entertainment needs of residents.
It is known that Eurowindow Light City is deploying the sale of the Sun sub-zone and applying an attractive financial support policy with loans up to 70% of the product value, 0% interest in the first 18 months and a commitment to a ceiling interest rate of 9.5%/year in the next 24 months. Along with a total preferential rate of up to 15.5% of the product value, this policy contributes to reducing initial cash flow pressure, creating conditions for customers to soon own high-end real estate by the Ma River.
