According to QTSC, Quang Trung Software Park (QTSC) has a total planned land area of 43.25 hectares, divided into 52 functional lots, including 5 lots of technical infrastructure land, parks, parking lots, fuel stations and 47 lots planned according to functional subdivisions such as office buildings for software production, information technology services, training; conference exhibitions, entertainment, restaurants; accommodation for experts, dormitories.
Up to now, the land rental rate in QTSC Area is about 87%.
Regarding the building at the corner of To Ky and Dong Bac streets, which was stopped after construction reached the 5th floor and abandoned since 2004, QTSC said that it has sent many documents requesting the investor to continue construction of the project to avoid waste. Most recently, on September 23, 2024, QTSC sent a document reminding the investor, V.Life Company Limited, about the project's investment progress. On October 2, 2024, V.Life Company Limited responded in writing, expecting to restart the project in the first quarter of 2025.
Regarding the issue of many plots of land in the QTSC Area that have not been built or have had their foundations built and then left abandoned for many years, causing waste, QTSC said that for the project that has had its foundations built and stopped construction since 2007 until now, in Lot 18, QTSC has also sent many documents reminding the investor about the delay in completing the project.
On July 31, 2024, District 12 Judgment Enforcement Office handed over the property Lot No. 18 to the auction winner, Van Thanh An Technology Investment and Development Joint Stock Company.
Currently, Van Thanh An Company has completed the procedures for registering changes in land use rights and is carrying out procedures to adjust the construction permit according to regulations to implement construction investment projects.
Regarding the remaining vacant land plots that have not been implemented, QTSC said that they are waiting for the adjustment of the QTSC Area planning. Currently, QTSC has reviewed the report and evaluated the project to adjust the detailed urban construction planning at a scale of 1/500 of the QTSC Area according to regulations and sent it to the Department of Planning and Architecture to report to the Ho Chi Minh City People's Committee.
Regarding the issue of land use for the wrong purpose, illegal sale and profiteering by investors such as Van Trung Company Limited, Hong Minh Duc Company Limited, Lien Phuong Company Limited, QTSC said that after Lao Dong Newspaper reported the incident, QTSC sent a document to the Ho Chi Minh City People's Committee. The Ho Chi Minh City People's Committee assigned the Department of Construction to preside over the inspection and review of cases of transfer, sale, and lease of houses and land to the wrong subjects and purposes of use in the QTSC Area.
At the same time, QTSC coordinates with relevant departments to conduct inspections and handle construction investment activities in QTSC Area, report and advise the Ho Chi Minh City People's Committee to issue decisions on administrative sanctions against investors with violations as reported by Lao Dong Newspaper.
