Real estate businesses want to participate in social housing projects, but not many businesses shook hands because there are still many problems that have not been removed.
The first is the problem of land fund. Social housing must be cheap houses for low -income workers, policy beneficiaries to access. In order to get cheap, the State must support the land fund, if you want to have a land fund, you must have a plan, this is a problem where localities are not easy to solve.
Regarding the land fund, not all projects are exempted from cheap prices, but housing must be convenient to travel, connect traffic and other domestic utilities to choose. Regarding this, there have been lessons from resettlement projects, built houses without people to live because they are not suitable for life and daily life.
The localities calculating the land fund for social housing projects are also reasonable. In fact, the land fund is "beautiful", often for projects to produce money to increase revenue, but increase revenue is also an important goal of the locality.
The second problem is to have capital but do not dare to borrow, which is why the disbursement rate of 145,000 billion dong is very low. Businesses also consider, it is the interest rate of 7%/year is not high but precarious. Because, if the project is prolonged, businesses do not sell products in accordance with the business plan, may be lost. If the procedure is shortened, businesses see the investment in the social housing project smoothly, then dare to borrow.
And most social housing buyers have low income, they do not have a large amount of money to buy houses but have to borrow from banks. Without a simple low -interest credit package, it is difficult for them to buy a home.
In order to implement social housing projects, the Prime Minister asked the Ministry of Construction to coordinate with the State Bank of Vietnam to effectively implement the credit package of VND 145,000 billion for social housing. Increasing the credit package from VND 120,000 billion to VND 145,000 billion, but it must be disbursed for the project to grow, people with housing, the capital is really meaningful.
