According to Lao Dong Newspaper on February 3, the outside of the social housing construction project at land plot NO1 of Ha Dinh new urban area (Thanh Tri district, Hanoi) is being surrounded by corrugated iron.
Many machines have been mobilized inside the project, and the weeds have been cleared. However, up to now, this place is still just an empty land, with no sign of workers.
Mr. Hoang Tuan Phong (Thanh Xuan district, Hanoi) who regularly exercises in this area said that currently, outside the project, there are many large bags of garbage thrown everywhere, giving off a foul smell.
“I hope the project will be completed soon to bring a new look to this area,” said Mr. Phong.
Land plot NO1 has an area of 9,503m2, belonging to 20% of the land fund of Ha Dinh New Urban Area. This is a golden land plot because it is located near the elevated Ring Road 3 and the intersection of Nguyen Trai - Khuat Duy Tien - Nguyen Xien.
According to the reporter's investigation, the social housing construction project at plot NO1 is invested by a consortium of Urban Infrastructure Development Investment Corporation UDIC, Hanoi Electricity and Water Construction Joint Stock Company and DAC Hanoi Housing Development and Construction Joint Stock Company, with construction starting in December 2024.
Upon completion, the project will have 25 floors (5 basement floors, 20 apartment floors) and 1 basement. The project will provide 440 apartments, including 365 social housing units (255 for sale, 37 for lease, 73 for rent) and 75 commercial apartments.
According to the provisional price just announced by the Hanoi Department of Construction, an apartment in the social housing project at plot NO1, Ha Dinh urban area costs about 25 million VND/m2. The rental price of social housing here is about 150,000 VND/m2/month. The rental price of social housing is about 390,000 VND/m2/month.
With the above unit price, a 70 m2 apartment in this social housing project costs about 1.75 billion VND.
"The above price is an estimated price. The investor will announce the official price after it is appraised by the state management agency according to regulations" - Hanoi Department of Construction informed.
