When the incident doesn't come from something unexpected
In the early morning of May 14, a fire occurred at a supermarket on the 1st floor of Vinh Phuc collective housing area, Ngoc Ha ward (Hanoi), causing panic among many residents in the area. Previously, another fire at the 16th floor apartment building on Nguyen Huu Canh street (HCMC) also forced hundreds of residents to evacuate urgently. Fortunately, all incidents were controlled in time and did not cause major casualties.
According to experts, most fire incidents in apartment buildings today originate from familiar causes in daily life such as short circuits, using overloaded equipment or carelessness when charging phone batteries on sofas, mattresses or in closed rooms for a long time.
Mr. Vu Cong Hoi (Director of the Technical Department - TNPM) said that to ensure safety for an apartment building, it is necessary to simultaneously meet two important conditions: residents' awareness of use and the fire prevention and fighting system is always in a stable operating state.
Residents' awareness plays a very important role. Many incidents originate from habits such as charging electrical appliances overnight, allowing devices to generate heat on flammable materials or using many high-capacity devices at the same time," Mr. Hoi shared. According to him, besides propaganda from functional agencies, the role of reminding and regularly guiding the operating management unit is also very necessary to form a safe use habit in the residential community.

In parallel with the human factor, the fire prevention and fighting system also needs to be maintained in a state of operational readiness through periodic inspection, maintenance and replacement of equipment. Reality shows that many equipment can degrade over time such as valves being stuck, pumps not working, or fire warning lights sticking to dust causing incorrect warnings if not checked regularly.
The fire prevention and fighting system is almost always in a state of waiting to be activated, but it is not allowed to make any mistakes when an incident arises," Mr. Hoi emphasized. According to this expert, the biggest risk is not fire, but when a fire occurs but the system does not operate properly or residents lack skills to handle the initial situation.
Professional operation - "shield" to protect building safety
In large urban areas, where the population density is increasing, the safety problem depends heavily on the actual operating capacity of the building management unit.
For example, at Goldmark City, the fire prevention and fighting system is maintained through a daily inspection process, keeping operating logs and periodic drills for both the operating team and residents. Thanks to that, local forces can react quickly, support handling and evacuating residents in time when incidents occur. This is also the approach that TNPM Company is applying in operation management activities at Goldmark City as well as in many other urban areas.
With the experience of operating tens of thousands of apartments, the enterprise identifies fire prevention and fighting as one of the core focuses of operation management activities. Standardizing operation procedures not only helps minimize incident risks, but also contributes to maintaining a safe and stable living environment and increasing peace of mind for residents in urban areas.

TNPM is currently one of the leading domestic units in the field of real estate management and operation in Vietnam. With more than a decade of operation, the company is highly appreciated by the market for its professionalism, stable service quality and flexible responsiveness.
Thanks to the ecosystem from the parent company ROX Key and the sustainable platform from ROX Group, TNPM has the ability to provide integrated services such as multi-layered security combined with monitoring technology, industrial sanitation, landscape care and operating environmental treatment systems, contributing to maintaining a safe and sustainable living environment in urban areas.
In 2026, ROX Group marks the 30-year milestone of "Creating - Reaching Away", affirming its development journey associated with the goal of improving the quality of life and creating sustainable values. In that journey, TNPM is one of the member units contributing to realizing modern living standards through operation standardization, improving service quality and building a safe living environment for residents in urban areas.
In the context of increasingly developed urban areas with high residential density, the requirements for safety and operational quality in apartment buildings are also increasingly strict. Fire prevention and fighting is therefore not only a mandatory technical item, but has become an important part in maintaining a safe, stable and sustainable living environment for residents. For operating management units, the ability to control risks, maintain systems and respond promptly to incidents is gradually becoming a measure of service quality and operational capacity of each urban area.
