Rental house prices stabilize, apartments for rent in Da Nang increase sharply

Da Nang - The housing rental market recorded a difference when rents remained stable, while many apartments in the central and near-sea areas tended to increase.

Room rates near universities range from 1.8-2 million VND

In areas near universities such as Da Nang University of Architecture and Dong A University (Hoa Cuong ward), the rent of rooms with mezzanine currently fluctuates commonly from about 1.8 to 2 million VND per month. This is a price that many landlords said has been maintained for a long time, only slightly adjusted after Tet due to increased living costs.

Mr. Nguyen Van Vinh, the landlord on Hoang Thuc Tram street (Hoa Cuong ward) shared that the current price has been kept at a fairly easy level to suit students.

The price of boarding rooms around this area is almost around 2 million VND or more, normally rooms with mezzanines are already about 2 million VND per month. My side rents out to students for 1.8 million VND/month, which is also trying to keep the price a little lower so that you can reduce the cost pressure," the landlord said.

Meanwhile, in some areas with a large concentration of students and workers such as Hoa Khanh ward, room rates have not changed much. This is an area with many long-standing boarding houses serving university students and workers working in industrial parks.

According to some landlords in Hoa Khanh ward, the common price of boarding rooms ranges from about 1.2 to 1.7 million VND per month, depending on area and amenities. This type of boarding room usually has a moderate area, suitable for workers or students living together to save costs.

Apartments for rent at high prices, tenants face difficulties

However, in some areas such as An Hai ward and Ngu Hanh Son ward, apartment rental prices tend to increase, causing many tenants to have difficulty finding suitable accommodation.

Ms. Nguyen Thi Minh, a worker who just returned to Da Nang to work after Tet, said that she spent many days looking for an apartment near the University of Economics area to facilitate family life. With the need to find a safe, clean and fully equipped place to live for a family of 3, she plans to rent an apartment with a price of about 10-12 million VND per month. However, after consulting many places, she has not yet found a suitable apartment.

Apartments of that price range are often quite old or not fully equipped. If you want a newer, cleaner and fully equipped apartment, the price should be from about 16-20 million VND per month," Ms. Minh shared.

According to her, this price is quite high compared to the affordability of many young families and workers living in the city.

According to some apartment owners, rental prices in areas such as An Hai or Ngu Hanh Son wards are often higher because they are located near the sea, the Western Quarter and bustling tourist areas. These are places where many tourists and foreigners live and work, so the demand for apartment rentals is always high, leading to increased rental prices compared to many other areas in the city.

In general, the difference between rented room and apartment prices in Da Nang clearly reflects the needs and affordability of each group of tenants. While affordable rented rooms are still a popular choice for students and workers, apartments with spacious space and full amenities are suitable for families or people with more stable incomes. Therefore, depending on living standards, financial conditions and living needs, each person will consider choosing a type of accommodation that suits them.
