1. Current land price list is still applicable until the end of 2025.
Pursuant to Clause 1, Article 257 of the 2024 Land Law, the land price list issued by the Provincial People's Committee in accordance with the provisions of the Land Law No. 45/2013/QH13 shall continue to be applied until December 31, 2025; if necessary, the Provincial People's Committee shall decide to adjust the land price list in accordance with the provisions of this Law to suit the actual situation of land prices in the locality.
It can be seen that the new land price list will not be applied immediately when the 2024 Land Law takes effect from August 1, 2024. Accordingly, the land price list issued by the Provincial People's Committee under the 2013 Land Law will continue to be applied until December 31, 2025.
According to Clause 3, Article 159 of the 2024 Land Law, the land price list will be issued annually and announced for the first time, applicable from January 1, 2026.
The issuance of land price lists once a year, instead of every 5 years as stipulated in the 2013 Land Law, aims to ensure that land prices are close to reality, in line with the frequent fluctuations of the current real estate market.
2. The national land information system will be put into operation and exploitation.
According to Clause 23, Article 3 of the 2024 Land Law, the national land information system is a system that synthesizes information technology infrastructure elements, software, and data built into a centralized, unified system nationwide to manage, operate, update, and exploit land information.
The Ministry of Natural Resources and Environment is responsible for ensuring the construction of the National Land Information System by 2025, putting it into operation and exploitation in accordance with the provisions of Article 170 of the 2024 Land Law.
When the national land information system is put into operation, people can exploit cadastral data; land statistics and inventory data; land use planning and planning data; land price data; land investigation, assessment, protection, improvement and restoration data and land records data at the central level without having to go directly to competent authorities to check the data.
The entire database will be built, updated, managed, and provided with technical infrastructure by the Provincial People's Committee and the Ministry of Natural Resources and Environment to ensure that the System can be officially put into operation by 2025.
