Land use fee
Land use fee when changing land use purpose to residential land = Land use fee of land type after changing land use purpose - Land use fee, land rent of agricultural land before changing land use purpose (if any).
In there:
+ Land use fee of land type after changing the purpose of use = Land area for calculating land use fee after changing the purpose according to regulations in Article 4 of Decree 103/2024/ND-CP x Land price for calculating land use fee according to regulations in Clause 1, Article 5 of Decree 103/2024/ND-CP.
+ Land use fees for agricultural land before changing land use purpose are calculated according to the following regulations:
For land before changing its purpose, which is agricultural land, the State allocates land without collecting land use fees:
Land use fee of agricultural land before changing purpose = Land area multiplied (x) by land price of corresponding agricultural land type in Land price list.
For land before changing its purpose, agricultural land is leased by the State and land rent is paid once for the entire lease term:
Land rent before changing land use purpose = [Land area with land rent x land price corresponding to land lease term of land before changing purpose]/land lease term of land before changing purpose x remaining land use term.
Registration fee
The registration fee when converting garden land to residential land will be calculated as follows:
Registration fee = (Land price in land price list x area) x 0.5%.
Red book issuance fee
Each province or city will have regulations on the fee for issuing red books. However, the fee shall not exceed 100,000 VND/issuance.
Application review fee
The fee for appraising the application for a red book is the amount collected for the appraisal of the application, the necessary and sufficient conditions to ensure the issuance of certificates of land use rights, house ownership rights and assets attached to land (including issuance, exchange, re-issuance of certificates and certification of changes to the issued certificates) according to the provisions of law.
Thus, this amount also depends on the regulations in each province and city.
