On March 21, the Department of Construction of Da Nang City said that it had sent a document to the Joint Venture of Duc Manh Joint Stock Company - 579 Investment and Construction Joint Stock Company ( Joint Venture of DMC-579), regarding the approval of conditions for putting into business social housing formed in the future at Blocks A and B of the Low-income Apartment project in An Trung 2 Residential Area.
An Trung 2 Apartment Project is located in An Hai Nam Ward, Son Tra District, Da Nang City, with a total land area of 13,921.2m2. The project includes 3 apartment blocks (Block A has 18 floors, Block B has 15 floors, Block C has 12 floors) with a total of 957 apartments, along with auxiliary items such as kindergartens, community living areas, parking lots and technical infrastructure. blocks A and B, with a total of 633 apartments and a total floor area of about 36,560.1m2, have met legal requirements to put into business.
According to the Department of Construction, the DMC-579 Joint Venture has completed all legal documents related to the project, including the Land Use Rights Certificate, the Planning Approval Decision, the Construction License, and the acceptance minutes for the completion of the project. The investor has also committed to complying with legal regulations on real estate business, including procedures for notification, receipt, approval, and signing of social housing purchase and sale contracts.
The City Department of Construction also requires the DMC-579 Joint Venture to comply with legal regulations on the sale of social housing formed in the future, including creating a separate account to manage apartment maintenance funds, publicize project information and implement the periodic reporting regime. In particular, the Department emphasized compliance with regulations on home buyers' advance payment, ensuring the rights of customers.
The initial advance payment must not exceed 30% of the contract value, the total amount of payments must not exceed 70% of the contract value before handing over the house and must not exceed 95% of the contract value before the home buyer is granted a land use right certificate.
