The Department of Construction of Ha Nam province has just issued document No. 2980/SXD-PTDT announcing the sale and lease-purchase of 18 commercial houses at Lot LK1.2 to be formed in the future (Investment project to build a social housing area under the master plan of the trade union facility area) in Duy Tien town.
Accordingly, the Department of Construction of Ha Nam province received document No. 1410/2024/CV-Arita of Arita Joint Stock Company on future adjacent commercial housing eligible for sale and lease-purchase.
The scale of construction investment includes 4 apartment buildings - social housing (for sale, rent, hire-purchase) on social housing plots (DOCT1.1, DOCT1.2, DOCT1.3, DOCT1.4), commercial housing for sale (including 29 houses), investment in construction of green trees, landscape lawns, sports fields, investment in complete construction of kindergartens, parking lots.
Of which, 29 commercial houses are located: Lot LK1.2 has 18 houses; Lot LK1.3 has 11 houses; Project implementation progress from 2022-2025.
Regarding the responsibility and requirements for the Project investor - Arita Joint Stock Company, the Department of Construction of Ha Nam province requires that the investor be responsible for the accuracy of the application for confirmation and notification of eligibility of future housing to be put into business (18 commercial housing units).

Be responsible before the law for the commitment not to mortgage 18 future commercial houses on lot LK1.2 of the Project to any organization or individual, not in a state of seizure; Ensure that future houses in the project have met the conditions to be sold for hire purchase as prescribed in Article 24 of the Law on Real Estate Business.
Guarantees for the sale and hire-purchase of future housing must comply with the provisions of Article 26 of the Law on Real Estate Business and other relevant regulations. Payments for the sale and hire-purchase of future housing must comply with the provisions of Article 25 of the Law on Real Estate Business.
Exercise the rights and obligations of the parties in the future real estate business according to regulations. Parties wishing to buy future housing need to carefully study the provisions of the law, project information, and agreement contents before buying social housing to avoid complaints and lawsuits.
The Department of Construction of Ha Nam province only checks and confirms the conditions for selling and leasing future housing according to the provisions of the Housing Law and the Law on Real Estate Business.
