Rising real estate prices easily promote speculative activities
A report from the Ho Chi Minh City Department of Construction said that in 2024, the city will have 6 commercial housing projects eligible for capital mobilization with 3,845 apartments (3,801 apartments and 44 low-rise houses). In particular, these products are all in the high-end segment.
In addition, Ho Chi Minh City has 17 projects approved for investment policies and investors, including: 1 social housing project, 16 commercial housing projects, with a total area of over 700,000 m2 and a total investment of over VND 40,000 billion.
The city has also completed 15 real estate projects; 14 projects have been granted construction permits and 33 projects (29 commercial housing projects, 3 social housing projects and 1 worker accommodation project), with about 23,000 apartments. See more
270 social housing units for rent to be sold in Gia Lam district
According to Lao Dong reporter's research, the social housing project on land lots N01, N02, N03, N04 and N06 of Dang Xa 2 new urban area in Gia Lam district (buildings D15, D16) is being put into use.
In this project, the number of social housing apartments that will be converted from rent to sell (after 5 years of lease) is 270 apartments in buildings D15, D16 (apartment area from 44.75-69.38 m2).
Of which, the number of customers who have signed the first apartment purchase contract (after 5 years of lease) is 214 units; the number of customers who have signed the second apartment purchase contract (after 5 years of lease) is 32 units.
In the third phase of the sale, there will be 3 rental houses eligible for sale with an area of nearly 45-69 m2. The selling price of these apartments (including value added tax and maintenance costs) is 7.6 million VND/m2.

According to the Hanoi Department of Construction, in order to meet the demand for social housing, since 2020, the City People's Committee has issued a housing development plan for the period 2021-2025. Steeped in billions of dong due to hurried purchase of land without subdivision

According to Lao Dong reporter's research, buying plots of land without red books, being involved in disputes, lawsuits... and not being able to carry out land division procedures is a story shared by many investors on forums and social networks.
Mr. Nguyen Van Minh (from Dong Ve ward, Thanh Hoa city) said that due to idle money, in 2022, his family was invited by a friend to invest in land in Me Linh district, Hanoi.
According to Mr. Minh, from a group of friends introducing him, he decided to buy a 100m2 plot of land, priced at more than 2 billion VND in Kim Hoa commune, Me Linh district. However, for nearly 3 years, the land plot has not been able to be divided because Mr. Minh had previously only bought and sold it through handwritten documents, and this land has not yet qualified for a red book.
"A plot of land must have a land use right certificate, this is one of the mandatory conditions for dividing the plot. Previously, because I wanted to be cheap, I quickly decided to buy this plot of land even though I only had handwritten documents, with the purpose of waiting for the price to increase over time. Now that we cannot complete the procedures for land division, the land lot has reduced in value, we have to lower the price to find a buyer". See more
Dong Hoi removes obstacles to site clearance for key projects

The People's Committee of Dong Hoi City (Quang Binh Province) is resolutely removing obstacles in site clearance to ensure the construction progress of important infrastructure projects. Vice Chairman of Dong Hoi City People's Committee Nguyen Thang Long said that the city will focus on resolving the backlog so as not to affect the overall progress.
Dong Hoi City is implementing 3 major projects including: Component 1 - Coastal Road Project of the Nhat Le 3 Coastal Road and Bridge Project; Road and embankment project connecting Nhat Le 2 Bridge to the Storm Boat Arrest Area and fishing logistics; Road and railway overpass project of Dong Hoi Central Railway. However, the site clearance progress at many locations is still slow due to issues of land prices, assets on the land, and resettlement arrangements.
According to Lao Dong Newspaper on March 1, the Dong Hoi Central Railway Road and Overpass project is still unfinished, and the pillar abutments have been built. Many long iron bars placed in the project show signs of rust. See more
