Compensation price for reclaiming agricultural land for residential areas in 2025
In case of agricultural land being recovered to build residential areas, people whose land is recovered will be compensated and compensated for the following items
Land compensation: People whose agricultural land is recovered will be compensated for land if they satisfy the conditions in Article 96 of the 2024 Land Law: Households and individuals who are using agricultural land when the State recovers land, if they meet the conditions for compensation prescribed in Article 95 of the 2024 Land Law, will be compensated in agricultural land or in money or in land with a different purpose than the type of recovered land or in housing. Hanoi leads the country in social housing construction
After 4 years of implementing the project, many localities have recorded a fairly low completion rate for the 2021-2024 period, many provinces and cities have not yet had completed apartments.
In the 2021-2024 period, Hanoi has completed 13 social housing projects (10 projects have been fully completed and 3 projects have been partially completed), with 11,334 apartments.
This figure is not too high compared to the target of 56,200 apartments by 2030 according to the project to build at least 1 million social housing units, however, it has accounted for nearly 1/6 of the total number of apartments nationwide completed in the period of 2021-2024.
Some localities have also implemented the construction and completion of many apartments in the 2021-2024 period, including Bac Ninh (7,020 apartments); Hai Phong (5,242 apartments); Bac Giang (5,078 apartments); Binh Dinh (4,427 apartments). See more
Real estate segment grows strongly thanks to many driving forces
According to Savills' Real Estate Market Report, in the fourth quarter of 2024, the operations of the serviced apartment segment continued to improve. The total supply of serviced apartments reached 6,346 units in 64 projects, remaining stable quarterly and increasing by 3% annually after Swiss- Belresidences Hanoi came into operation. The filling capacity increased by 2 percentage points quarter-on-quarter and year-on-year to 84%.
Accordingly, higher-quality and service apartments such as Class A and Class B continue to be favored, with higher occupancy rate per quarter, while Class C decreases by 2 percentage points. The average rental price for serviced apartments increased by 1% quarterly and 2% annually. Of which, class C is the only segment that recorded a decrease in rental prices.
The factor leading to the improvement of this segment is assessed to be foreign direct investment capital and demand from industrial parks. Hai Phong strives to complete the expansion of 2 ferry terminals before April 30
The project to invest, build, renovate and expand Cai Vieng ferry terminal, Dong Bai ferry terminal and auxiliary works was approved by the People's Council of Cat Hai district in Resolution No. 11/NQ-HDND dated June 28, 2024, and the People's Committee of Cat Hai district in Decision 3601/QD-UBND dated October 15, 2024. The Cat Hai District Construction Investment Project Management Board is the investor's representative.
The project has a total investment of more than 98.5 billion VND from the budget of Cat Hai district with a land use area of 13,600 m2 in Phu Long commune and Dong Bai commune (Cat Hai district).
The project includes items to expand the road to and from the ferry, the asphalt concrete road surface is on average 12m wide to suit the ferry terminal with an area of about 1,294 m2; renovate and upgrade the entire surface of the old terminal, make up for crushed stone and layer the old approach road with asphalt concrete. Along with that, the project also dredged and cleared the channel to create favorable conditions for the ferry to dock with a dredging area of about 15,000 m2, a depth of about 1.5 m. Cat Hai District also renovated the waiting room with an area of 325 m2, and built a new toilet with an area of about 140 m2. See more
