Hanoi - The service land segment in the suburbs has been continuously increasing in price but it is still difficult to find buyers.

According to Lao Dong reporters, in the first months of 2025, the service land segment in the suburban districts of Hanoi has increased slightly in price.

For example, in Hoai Duc district, service land in Lai Yen commune, with 4 - 5m frontage and 12m wide roads, the land price has increased from 60-75 million VND/m2 to 64-78 million VND/m2.

Some service land plots in Van Canh commune (Hoai Duc district) have a 36m road, the land price has also increased from 90-95 million VND/m2 to 93-97 million VND/m2. Even at this location, some landowners are offering for sale at 100-120 million VND/m2.

Similarly, Kim Chung - Di Trach service land with a 33m road surface, the asking price also increased from 140-155 million VND/m2 to 145-160 million VND/m2.

In Ha Dong district, at the end of 2024, service land in Yen Nghia ward was offered for sale on the market at the highest common price of 110 million VND/m2. By early March 2025, in the same location, the plots of land with the highest bid reached VND 120 million/m2.

Many service land plots in Duong Noi and La Khe wards had an offering price of 120-140 million VND/m2 at the end of 2024, but now the price is nearly 150 million VND/m2.

Posting an advertisement for the sale of an 80m2 service land plot in Ha Dong district, Mr. Nguyen Van Linh (45 years old, living in Y La street, Duong Noi ward) - said that to attract attention, he had to reduce the selling price of the service land plot to about 5-10%, to about 6 billion VND, but many buyers still thought that this price was too high.

According to Mr. Linh, with this price range, investors often hesitate and consider buying real estate or apartments in the inner city. Due to financial difficulties, he agreed to reduce prices to find buyers and close the deal as quickly as possible.

Talking to Lao Dong, Mr. Tran Hoang - a real estate broker in Hanoi - informed that recently, the land segment and service land in suburban areas are receiving the attention of investors.

However, many owners, even though they want to sell or reduce prices to please customers, still find it difficult to find buyers because the value of the land plot is too high, the rate of successful transactions at this time is still small.

Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club - analyzed that investors are paying great attention to real estate products, especially land plots, service land in areas with planning information, infrastructure investment, projects such as Dong Anh district, Hoai Duc district, Ha Dong district...

However, Mr. Diep also noted that although investing in land and service land " Following" infrastructure planning has been a popular way of doing things for a long time, investors need to consider when using financial leverage.

The reason is that projects and infrastructure planning in the suburbs of Hanoi are often easily suspended and behind schedule.
