Apartment prices in Hanoi increase sharply, establishing a new site of 75.5 million VND/m2
Supply has increased sharply, selling prices are high, but the apartment market still records good absorption, especially in large cities.

According to Ms. Pham Thi Mien, Deputy Director of the Vietnam Real Estate Market Research and Evaluation Institute, in the second quarter of 2025, apartment prices were high but were still well absorbed, mainly due to the real needs of customers with good financial capacity, including both Vietnamese and foreigners. At the same time, cheap cash flow and expectations of price increases continue to boost investment demand.
Ms. Mien also said that in the second quarter of 2025, the whole market recorded about 27,000 successful transactions, raising the absorption rate to 54%, an increase of 9 percentage points compared to the previous quarter. The absorption rate on new supply in the quarter reached 61%, equivalent to more than 22,000 transactions, nearly 2.5 times higher than the previous quarter.
The apartment segment (CHCC) continues to account for a large proportion, contributing more than 56% of transactions, with the absorption rate on new supply reaching 63%. HCMC breaks land acquisition plan for expressway construction, 2,193 households have not been compensated
The Ho Chi Minh City - Moc Bai Expressway project needs to reclaim land from 2,193 households, but the compensation payment schedule is nearly 3 months behind schedule.

According to the Department of Agriculture and Environment of Ho Chi Minh City, component project 3 - compensation, support, and resettlement of the Ho Chi Minh City - Moc Bai expressway section through Ho Chi Minh City is about 24.7 km long, passing through 5 communes: Phu Hoa Dong, Nhuan Duc, Thai My, Tan An Hoi and Cu Chi, with a total land area to be recovered of 220 hectares.
The total number of affected cases is 2,193 households with compensation, support and resettlement costs of about VND 4,333 billion.
However, according to the latest report from the Department of Agriculture and Environment, this plan has been "disrupted". By the end of June 2025, specific land prices as well as compensation plans have not been approved.
