Ho Chi Minh City apartment prices approach VND90 million/m2, land prices cool down
According to the latest Report of One Mount Group, the average apartment selling price in the entire Ho Chi Minh City market in the second quarter of 2025 was recorded at 88.7 million VND/m2, maintaining a stable increase of only 0.4%. The main reason comes from the fact that mid-range projects accounted for 42% of new supply in the quarter, helping to regulate the structure of the capital segment that has shifted towards high-end and luxury in recent times.
The apartment absorption rate in Ho Chi Minh City reached 36%, an increase of 20 percentage points over the same period last year. This result reflects that market demand remains high, although new supply during this period is relatively limited.

According to the survey results of over 300 customers (most of whom are customers in Ho Chi Minh City and have an income of 25 million/month) in early 2025, real estate continues to affirm its position as the top priority investment channel for investors, in the context of a volatile economy. Notably, apartment products have emerged as the most popular choice, attracting strong attention from investors. Next is the real estate (residential) and land segment, showing diversity in investment trends, however, apartments still maintain the leading position in terms of attractiveness in the market.
It is forecasted that in the period of 2025 - 2026, the supply of newly opened apartments is expected to reach 10,000 to 13,000 apartments per year, and the selling price will continue to maintain an average growth rate of about 14% per year. Da Nang collects land use fees at VND3,006 billion
According to newly published data on the total state budget revenue in the first 6 months of 2025 of Da Nang City, revenue from houses and land reached VND 3,697 billion, equal to 52.1% of the annual estimate.
Of which, land use fees alone reached VND 3,006 billion, equivalent to 52.7% of the plan. The largest contribution comes from the auction of land use rights for large plots of land with prime locations and synchronous infrastructure.

The Da Nang City Land Fund Development Center said that from the beginning of 2025 to now, the center has coordinated to organize an auction of 2 large land plots with a total land rent paid at one time of more than 1,554 billion VND, including the land calling for investment in Public spaces and urban services under the Hoa Xuan Sports Complex Project, Hoa Xuan Ward (1,54.5 billion VND) and the land at 16 Bach Dang, Hai Chau Ward (359.69 billion VND).
In addition, 57 plots of land divided into plots were auctioned with a total revenue of VND 306.87 billion.

A series of serious violations at the resettlement area worth over 70 billion VND in Lang Son
On July 25, according to Lao Dong, the Lang Son Provincial Inspectorate has just pointed out a series of violations against the Hoang Van Thu resettlement area expansion project, Dong Dang town (now Dong Dang commune).
According to the inspection conclusion, from 2015 to before July 2021, the People's Committee of the old Cao Loc district reclaimed more than 42,000 m2 of land exceeding the scale approved by the Provincial People's Council, of which more than 2,400 m2 was rice land reclaimed without a resolution of the Provincial People's Council, seriously violating the 2013 Land Law.

More seriously, the old Cao Loc district conducted an inventory and prepared compensation plans for 41 cases even before issuing the notice of land recovery, which violated the legal order. There are cases where there is no decision to reclaim land but compensation is still approved. The verification of land users is not strict, leading to at least 17 cases of confusion among the compensation subjects.
One of the obvious violations was the payment of more than 2.8 billion VND in compensation to 10 households to illegally build houses on agricultural land, while these cases did not meet the support conditions according to regulations. See more...
