The fever of apartments worth 100 million VND/m2 spreads, the market faces a new price increase
In the second quarter of 2025, apartments continue to be the most popular type, thanks to clear legal documents, synchronous utilities and good meeting real housing needs.
According to a survey conducted by One Mount Group on 655 customers with household incomes of VND25 million/month in the second quarter of 2025, up to 87% of customers are interested in real estate, considering this a priority investment channel, far surpassing other investment options.
The rate of customers willing to trade has improved, with 55% actively preparing or considering buying real estate, a slight increase compared to the end of 2024. However, the buying trend is shifting to the medium term, when the proportion of people planning to buy in the next year decreased by 7 percentage points, while the group planning to buy in the next 1-2 years increased. This shows the more cautious psychology of customers before making decisions, with the trend of prioritizing products with sustainable and quality value.
Real estate transactions in Hanoi in the second quarter of 2025 recovered compared to the previous quarter, in which high-rise buildings still accounted for the largest proportion. Hanoi establishes a general plan for communes across the city
Hanoi assigned the People's Committees of communes to organize the preparation of a general plan at a scale of 1/10,000 and 1/5,000 (for construction areas) for communes in the city.
On July 24, the Hanoi People's Committee issued Decision No. 3908/QD-UBND on assigning the task of organizing the establishment of a Master Plan for communes in the city.
According to the Decision, the People's Committees of communes are assigned to organize the preparation of a Master Plan at a scale of 1/10,000 and 1/5,000 (for construction areas) for communes in the city (including 50 communes); authorizing the People's Committees of communes to approve the planning estimates; the authorization period is 1 year from the date of signing.
The City People's Committee assigns agencies and units: Commune People's Committees to organize the preparation, appraisal, approval of estimates, allocation and management of funds for the establishment of Planning tasks, Commune Master Planning in accordance with the provisions of law on urban and rural planning...
