Land prices in Bac Ninh increase sharply in early 2025

The Bac Ninh land market in early 2025 recorded many positive changes with interest and strong increases in selling prices in many areas.

Market data for the first quarter of 2025 from Batdongsan.com.vn shows that the level of interest in Bac Ninh land increased sharply in the last quarter. Accordingly, the level of interest in this segment in March 2025 increased by 66% compared to February 2025. Compared to the first quarter of 2023, land prices in Bac Ninh in the first quarter of 2025 have increased by an average of 46%.

The survey of Batdongsan.com.vn recorded strong fluctuations in land prices in Bac Ninh in recent times. For land in Tu Son city and commercial land in Huong Mac, the price has increased from 60 - 65 million VND/m2 at the end of 2023 to 73 - 80 million VND/m2 at present.

For the same period, land in Phu Khe was once offered for sale at 30 - 34 million VND/m2, but now the selling price is 47 - 55 million VND/m2. Tu Son land near the roundabout 295, the asking price also increased from 70 - 80 million VND/m2 to 82 - 90 million VND/m2. Reasons to get a red book before December 31, 2025 to save costs

According to Clause 1, Article 257 of the 2024 Land Law, from January 1, 2026, provinces and centrally run cities will issue and apply the new Land Price List.

After that, the Land Price List will be adjusted, amended and supplemented annually (updated with land prices to suit the market for areas and types of land with fluctuations) instead of every 5 years as at present to comply with market principles (according to Clause 3, Article 159 of the 2024 Land Law).

This means that the new Land Price List will approach the market land price, accordingly, the land price list from January 1, 2026 is likely to increase a lot compared to the current Land Price List.

When applying the new land price list, land use fees, land rents (if any) and registration fees will all increase accordingly. Therefore, people who need to issue red books (people who need to issue red books for the first time) should complete the issuance of red books before January 1, 2026 because when there is a new land price list, the cost of making a red book may increase significantly compared to present (according to the provisions of the 2024 Land Law). The Vietnam real estate market research report for the first quarter of 2025 by Avison Young Vietnam shows that apartment prices on the market from newly opened projects and secondary supply in Ho Chi Minh City continue to increase strongly.

The supply and demand of the first quarter of 2025 come from the remaining products after the year -end opening of Eaton Park projects (Gamuda Land) and The Opus One (Samty). The market also recorded supply from the Masteri Grand View project (Masterise Homes) with about 616 apartments, located in The Global City (Thu Duc City).

In the last quarter, The Infiniti project (Keppel Land) in District 7 promised to provide the market with about 801 apartments. In early 2025, the project will complete the construction of the first tower in 4 buildings, expected to be handed over in the fourth quarter of 2025.

A report by Avison Young Vietnam shows that in the first quarter of 2025, the market recorded an average increase of 6% in apartment prices in the primary market compared to the previous quarter, reaching 3,200 - 5,200 USD/m2.
