Ms. Nguyen Minh Nguyet - a real estate broker in Hoa Binh City - said: "Since the Lunar New Year, the real estate market has had many positive changes, especially land."
According to Ms. Nguyet, the real estate market in Hoa Binh has recorded an increase in the level of search and interest, especially in areas such as Hoa Binh City, Luong Son District, Kim Boi... From mid-2024 to now, the market in Hoa Binh City has had relatively more buyers and sellers, and the land notary office is also busier.
“Currently, land prices in Hoa Binh City are stable at 33-40 million VND/m2. However, each ward will have different prices. The central area of Dong Tien and Phuong Lam wards has prices ranging from 35-40 million VND/m2. Meanwhile, on the left bank of the Da River, land prices are hot in the central area of Huu Nghi ward, at around 33-38 million VND/m2 for plots facing the main road, and if the house is in an alley, it is only 15-18 million VND/m2,” Ms. Nguyet informed.
Mr. Tran Duc Huy - real estate specialist of Dat Viet Real Estate Company (headquartered in Luong Son district) - said that 45 minutes away from Hanoi, Luong Son district, Hoa Binh province has the advantage of attracting many interested investors, especially land and resort land.
"From mid-2022 to early 2023, the real estate market in Luong Son district was somewhat quiet. But from the end of 2023 until now, the market has become more vibrant due to many resort projects," said Mr. Huy.
According to Mr. Huy, banks are also loosening credit and reducing lending rates for real estate-related loans, so many investors are starting to return to Luong Son to invest. Most transactions revolve around the segment of around 2.5 billion VND. As for high-value lots, customers are very cautious.
Similarly, according to Ms. Nguyen Minh Huong - a real estate broker in Kim Boi district, since the beginning of the year, resort projects in Kim Boi have started, so real estate has also become active again.

According to Ms. Huong, for the past 2 years, every day there have been nearly a dozen visitors coming to see land in the Cuoi Ha and Sao Bay areas... where there are beautiful plots of land or related to a project about to be implemented.
“Residential land and garden land are both sought after by investors. Currently, land in Cuoi Ha commune, the land along the roadside, ranges from 10-12 million VND/m2, sometimes the price increases slightly to nearly 15 million VND/m2, while other areas will be cheaper,” said Ms. Huong.
