Talking to Lao Dong reporter, Ms. Nguyen Thi Ngoc (38 years old, living in Trung Tu apartment building, Dong Da district) said that recently, many apartment buildings here have been in a state of severe degradation. Permanent residents like Ms. Ngoc are forced to proactively find ways to prevent water leakage in their house walls.
Notably, according to Ms. Ngoc, since the renovation plan was announced, many households here are selling their old, cramped apartment buildings of 15-40 square meters at expensive prices.
"Most of the old apartment buildings here are being expanded with tiger cages and bird cages by residents to increase the usable area. Trung Tu apartment building has the advantage of being located in the central district, with some apartments being offered for sale at 70 - 80 million VND/m2" - Ms. Ngoc shared.
With the Dong Da District People's Committee proposing to raise the height of the above apartment complex from 24 to 48 floors, many residents expressed their hope that the renovation plan would be quickly implemented, ensuring the rights of residents in compensation and site clearance.
Previously, Dong Da District People's Committee said it was collecting public opinions on the task of detailed urban planning at a scale of 1/500 to renovate and rebuild Trung Tu apartment complex and surrounding areas.
The investor's explanation shows that the expected population size of Trung Tu residential area is 8,200 people, and the surrounding area is 4,050 people.
Minimum height from 2 floors, maximum proposed height doubles the number of floors previously planned for the subdivision, from 24 to 48 floors.
According to the People's Committee of Dong Da district, there are currently 507 apartment buildings in the district, concentrated in 12 large collective housing areas with an area of over 2 hectares, accounting for 30% of the total number of apartment buildings in the city.
According to the assignment of planning work, Hanoi City assigned Dong Da District to develop a planning project for renovation and reconstruction, then report to departments, branches, and the city for approval. In particular, the district has 3 areas including Kim Lien, Trung Tu, and Khuong Thuong that will be planned in the first phase.
Trung Tu collective housing area is a model collective housing area built from 1972 to 1975. The whole area has 29 apartment buildings on 4 floors, over 150 individual housing projects, agencies, and organizations, relatively synchronous.
Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - also mentioned that the fact that many old collective houses have become "hot" products is due to their location in the center of Hanoi. In addition, the supply of new housing is scarce, so the demand for housing types is increasing, especially in inner-city districts.
The expert also noted that information about Hanoi renovating and rebuilding old apartment buildings creates more attractive information for this segment.
With old apartment buildings in central districts of Hanoi such as Dong Da, Thanh Xuan, Cau Giay, buying and selling and liquidating are often very easy and quick, this is also one of the reasons why house prices in these areas are often pushed up very high.
