Speaking with Lao Dong reporter, Ms. Nguyen Thi Linh (living in Cong Vi ward, Ba Dinh district) said that in early 2022, her family decided to buy a house in an alley in Cong Vi ward for 3.5 billion VND.
"Because the alley is too narrow, to make it easier to live, I looked for a house on the street and put up for sale the house in the alley. My family hired workers, painted the house, and successfully posted an ad for the house in August 2024 for 4.5 billion VND. This price includes all furniture and interiors," said Ms. Linh.
Also successfully selling a house in an alley in Thanh Xuan district, Ms. Tran Huong Giang (born in 1988, from Ly Nhan district, Ha Nam) confided that she bought this house for about 4 billion VND, 35 square meters wide in early 2019.
According to Ms. Giang, before posting the transfer, her family renovated, replaced all the new furniture, and successfully sold the house in the alley in June 2024 at a price of 5 billion VND/house, including transfer costs and procedures.
Lao Dong's research shows that the successful transactions above are just a few isolated cases. In fact, despite the continuous increase in prices, there is still no detailed statistical data on the actual number of transactions in the alley housing segment in Hanoi.

Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (VARS) - informed that the reason is partly due to the high price of the apartment market, which has prompted a group of home buyers to change direction.
Notably, the segment of houses in alleys ranging from 3-5 billion VND is of great interest because with the same budget, to buy an apartment, one must move to an area far from the center and is increasingly scarce.
The Vietnam Association of Realtors (VARS) also recommends that people who want to buy a house in an alley need to be alert and vigilant against the tricks of homeowners and brokers.
People should not buy houses in alleys that are too deep or too small, because in case of fire or explosion risks, fire trucks will have difficulty entering. In addition, buyers should not rush to put down money because they may be "carried away" by artificial price increases.
To buy a house at its true value, experts say, buyers need to consult prices at reputable brokerage firms. At the same time, Hanoi’s house prices have reached their peak, so if you want to buy at this time, you need to consider carefully.
