Can Tho issues regulations on social housing rental price framework

Can Tho - Vice Chairman of Can Tho City People's Committee Duong Tan Hien has just signed a Decision to promulgate regulations on housing management in the city.

Accordingly, this Decision takes effect from February 10, 2025, replacing Decision No. 09/2020 of the People's Committee of Can Tho City promulgating rental prices for state-owned housing and Decision No. 12/2020 of the People's Committee of the city promulgating the price frame for management and operation services of apartment buildings in the city.

The Decision specifies the price framework, housing rental prices and price framework for housing management and operation services; regulations on housing management.

Regarding the rental price frame for social housing using non-budgetary capital and the rental price frame for workers' accommodation in industrial parks (including value added tax), depending on the type of house, the minimum rental price is 49,538 VND/month/m2 of floor, the maximum rental price is 101,884 VND/month/m2 of floor.

In case of housing investment projects using non-budgetary capital, worker accommodation in industrial zones that incur compensation, support and resettlement costs, the minimum rental price is equal to the total compensation, support and resettlement costs (Gbtmin) and the corresponding minimum rental price in the above price frame; the maximum rental price is equal to the total compensation, support and resettlement costs (Gbtmax) and the corresponding maximum rental price in the above price frame.

Regarding the price frame for management and operation services of apartment buildings, social housing, housing for the people's armed forces, and public housing (including value added tax) for all types of houses, the minimum price is 4,999 VND/month/m2 of floor for apartment buildings without elevators managed and operated by the Management Board itself; the maximum price is 15,887 VND/month/m2 of floor for apartment buildings with elevators.

Regarding the rental price range for public housing (including value added tax) from 5 floors or less, the minimum price is 11,500 VND/month/m2 of floor, the maximum price is 18,300 VND/month/m2 of floor.

Rental price of old public housing that has not been renovated or rebuilt (including value added tax), depending on level II, III, IV in the area of ​​3 districts Ninh Kieu, Binh Thuy, Cai Rang and depending on the floor, the highest rental price is 34,535 VND/month/m2 of floor, the lowest is 18,566 VND/month/m2 of floor.

Regarding regulations on housing management, this Decision stipulates criteria for housing with artistic, architectural, cultural and historical values; regulations on management and use of villas; regulations on management and use of apartment buildings; regulations on standards, subjects and conditions for purchasing, renting and hire-purchasing social housing in Can Tho City.
