The Hanoi Department of Natural Resources and Environment has just announced a draft submission on the development of the city's first land price list, expected to be applied from January 1, 2026.
According to the draft, the highest residential land price in Hanoi is over 702 million VND/m2, applied to central streets in area 1.
According to the proposal, land prices in Hanoi will be divided into 17 areas instead of according to the district boundaries as before. In which, area 1 includes wards located in Ring Road 1 such as Tay Ho, Ngoc Ha, Ba Dinh, Giang Vo, O Cho Dua, Hoan Kiem, Van Mieu - Quoc Tu Giam, Cua Nam and Hai Ba Trung.
The highest residential land price of more than 702 million VND/m2 is applied to location 1 (road surface) on streets such as Ba Trieu (Hang Khay - Tran Hung Dao section), Dinh Tien Hoang, Hai Ba Trung (Le Thanh Tong - Quan Su section), Hang Dao, Hang Khay, Hang Ngang, Le Thai To, Ly Thuong Kiet, Nha Tho and Tran Hung Dao (Tran Thanh Tong - Le Duan section).
This level increased by about 2% compared to the current price list.
The lowest price in area 1, also at location 1, was recorded on Dong Co street (Ba Dinh), reaching over 82 million VND/m2. The average land price in the 9 central wards is 255.3 million VND/m2, an increase of 2% compared to the present.
