On January 21, Vice Chairman of Ho Chi Minh City People's Committee Bui Minh Thanh signed a document conveying the direction of the Chairman of Ho Chi Minh City People's Committee on organizing the implementation of the land price list for the first time applied from January 1, 2026.
Previously, on December 26, 2025, the Ho Chi Minh City People's Council issued Resolution No. 87/2025/NQ-HDND stipulating the land price list for the first time applied from January 1, 2026 in Ho Chi Minh City.
According to the direction, the Chairman of the Ho Chi Minh City People's Committee assigned the Ho Chi Minh City Department of Agriculture and Environment to preside over and coordinate with relevant agencies and units to organize dissemination, guidance and implementation of Resolution No. 87/2025/NQ-HDND in accordance with legal regulations.
According to the new land price list, in the previous Ho Chi Minh City area, residential land prices were adjusted with a coefficient of 1 to 1.65 times compared to the price list issued in 2024.
The highest price reached about 687 million VND per m2 on central roads such as Dong Khoi, Nguyen Hue, Le Loi - almost unchanged compared to the current price list.
In the opposite direction, the lowest price is about 2.3 million VND per m2 in Thieng Lieng residential area (formerly Can Gio district).
Except for some isolated roads increasing by a maximum of 1.65 times, the general level of land prices in Ho Chi Minh City used to be sideways or only slightly increased by about 2%. Some areas were also adjusted to reduce production and business land prices to encourage investment.
Among the three localities before the merger, the former Binh Duong area had the highest land price adjustment. The residential land price increase coefficient ranged from 1 to 8.077 times compared to the 2024 price list.
The strongest increase is on DH.505 road (section from Le Trang bridge to DH.507), where residential land prices increased from 780,000 VND to 6.3 million VND per m2, more than 8 times higher. On the same road, commercial and service land prices increased about 4 times, while production and business land increased nearly 3.8 times.
In the Ba Ria - Vung Tau area in the past, residential land prices were also significantly increased, with a coefficient of about 1.7 to more than 4 times.
According to the approved price list, the highest residential land price in this area reached 149.48 million VND per m2, applied to the central coastal roads of Vung Tau, notably Thuy Van road - a key tourism and service axis with high density of hotels, resorts and commercial activities.
The new land price list also supplements and adjusts agricultural land prices to ensure the rights of people, especially in cases where the State recovers land.
The annual land price for planting trees in the Ho Chi Minh City area was previously 1.2 million VND per m2, and in the Binh Duong area it was previously 1 million VND per m2. For perennial planting land, the prices were 1.44 million VND and 1.2 million VND per m2 respectively.
