At the Vietnam Real Estate Market Forum 2026 (VREF 2026), experts outlined a volatile picture of the Da Nang real estate market. According to a report by VARS IRE, the asking price of new apartments in Da Nang in 2025 officially exceeded the threshold of 83 million VND/m2, an increase of 14% compared to 2024.
In which, cash flow from investors in the North (mainly from Hanoi) flowing to Da Nang increased sharply, causing the price level in the secondary apartment and land plot segment to be pushed up. Many central areas are currently almost without cheap commercial housing products. Most new projects are positioned in the high-end and luxury segments, exceeding the financial capacity of the majority of workers and workers with average incomes.
Deputy Minister of Construction Nguyen Van Sinh said that the "chaos" between supply and demand in major cities like Da Nang is becoming increasingly clear. While the supply of high-end housing is surplus, products suitable for people's wallets are severely scarce.
On January 13, in Hanoi, Politburo Member, Prime Minister Pham Minh Chinh chaired the 5th meeting of the Central Steering Committee for Housing Policy and Real Estate Market. At the conference, the Prime Minister requested to build mechanisms and policies to develop housing for people with an average income of over 20 million VND/month; increase supply for different segments.
In Da Nang, this locality always identifies social housing (NOXH) as a key task associated with the "City of 3 Yes, 4 Security" program. By the end of 2025, Da Nang is the leading locality in the country in investing in NOXH from budget capital (accounting for about 11,000 units out of a total of 18,500 completed units).
In 2025 alone, Da Nang "reached the finish line" early when completing 2,907 social housing units, reaching 108% of the target assigned by the Government.
Despite achieving positive results, the housing problem in Da Nang still has many bottlenecks. According to Director of the Department of Construction Nguyen Ha Nam, in 2026, the city aims to complete 4,979 social housing apartments. This is a record number, equal to 23% of the total number of existing social housing of the whole city accumulated in the past 20 years.
However, the biggest challenge today is the uneven distribution after merging with Quang Nam: The Northern region (old Da Nang), the demand for buying houses is extremely large but the clean land fund is no longer large, and the population scale according to the plan is limited.
The Southern region (old Quang Nam), with abundant land funds, and very large social housing targets assigned (19,600 units), but it is difficult to attract investors. The reason is that land plot prices here are still low, making people not enthusiastic about buying social apartments.
To solve this problem, Da Nang is proposing that the Government soon approve specific mechanisms to shorten the investment preparation time from 6-9 months to a minimum level. At the same time, the city is committed to putting social housing projects into the "priority channel" group, implementing parallel procedures on land, planning and construction.
The Department of Construction is committed to closely monitoring and removing difficulties for each project to ensure the completion of the target of nearly 5,000 apartments in the coming year. The ultimate goal is for Da Nang workers to no longer have to struggle with the dream of having a home," affirmed the Director of Da Nang City Department of Construction.
