At the 2026 Q1 Real Estate Market Panorama event, Ms. Do Thi Ngoc Anh - Senior Business Manager of Batdongsan. com. vn said that while the level of market interest has recovered after Tet, cash flow and buyer behavior are not evenly distributed, but focus on segments with real-use value and better resistance to macroeconomic fluctuations.
In which, the land plot segment reveals a higher sensitivity to macroeconomic factors. Ms. Do Thi Ngoc Anh said: "Factors such as policy changes, interest rate fluctuations or socio-economic and geopolitical events are quickly reflected in the level of interest and land plot transactions.
According to our observations in the past 3 years, every time information such as planning, geographical merger or new policies appears, the level of interest in land plots in related areas usually increases significantly. However, on the contrary, when information such as increased interest rate pressure, tax policies or global geopolitical fluctuations appears, the demand for search and transaction also decreases accordingly" - Ms. Ngoc Anh said.

Despite fluctuations in interest and liquidity, the general level of land plot prices tends to be more stable. Accordingly, in the past 3 years, land plot prices have hardly recorded a clear decrease, but mainly went sideways. This shows that sellers' expectations are still anchored at a high level, while buyers are becoming more cautious.
By region, both Hanoi and Ho Chi Minh City recorded a decrease in interest in land plots compared to the end of 2025. Specifically, Ho Chi Minh City decreased by 5%, while Hanoi decreased more sharply, by about 23%.
In terms of price level, in Hanoi, the average asking price for land plots reached 81 million VND/m2 in the first quarter of 2026, a slight decrease compared to 82 million VND/m2 in the fourth quarter of 2025 but still higher than the 75 million VND/m2 at the beginning of 2025.
Ho Chi Minh City recorded an unchanged price of 68 million VND/m2 from Q4/2025 to Q1/2026, but still increased compared to 63 million VND/m2 in Q1/2025.
The noteworthy point is the regional differentiation. If the North and South in general recorded a downward trend in interest level, the Central region emerged as a bright spot. Most localities in this region recorded an increase in interest in land plots from 10% to 28%.
According to Ms. Ngoc Anh, the main driving force comes from new supply. In the first quarter of 2026, many large investors simultaneously launched goods in the Central region, especially in markets such as Da Nang, Khanh Hoa... This is an important factor to help re-attract attention to this region.
