In early July 2025, after the three provinces of Hoa Binh, Vinh Phuc and Phu Tho merged into the new Phu Tho province, the real estate market along the Hoa Binh - Moc Chau expressway had many notable fluctuations. Land prices at intersections and points connecting to tourist centers such as Moc Chau ward, Van Ho commune (Son La province); Da Bac commune, Cao Son commune, Mai Chau commune (Phu Tho province) are increasing.

Mr. Nguyen Huu Tien - a real estate trader in Phu Tho, said that right after the Hoa Binh - Moc Chau expressway started construction at the end of September 2024, investors have begun to look for land near the expressway.
"Land prices in some areas such as Van Ho commune (Son La province) or locations near the intersection with the highway in Da Bac commune, Cao Son commune (Phu Tho province) have begun to increase, increasing by an average of about 20 - 30%. The range depends on the specific location, especially the ability to connect infrastructure and the potential for tourism exploitation.
The land is adjacent to a large road, near the IC2 exit of Da Bac commune - the main axis connecting to the highway, if there is a large frontage and convenient transportation, it will fluctuate around 10 - 12 million VND/m2.
For locations along the lake, suitable for ecotourism development near IC4, IC5 exit butts, the current price is 2 - 3 million VND/m2. In particular, land in Da Bac urban area right near the highway exit has reached 15 - 20 million/m2 in some places," Mr. Tien shared.

According to Mr. Tien, when the expressway is completed, it will not only shorten the travel time from Hanoi to Moc Chau to less than two hours, but also open up great potential for tourism and investment in resort real estate in the Hoa Binh lake area and the mountainous commune of Da Bac.
Mr. Tran The Chung - a resident of Da Bac commune shared: "Recently, visitors from Hanoi have come to buy land plots and hills with lake views or located close to the main road, which has increased significantly.
Almost every few days, people come up to see the land, especially the area near the IC4 button of the highway. They are very interested in locations that can be homestays, farmstay or develop resorts.

Mr. Dao Tien Quyet - Chairman of the People's Committee of Da Bac commune informed that the starting point of the expressway located right in the commune has caused real estate here to receive more attention from investors.
However, local authorities have closely coordinated with the Department of Construction to update the planning, while transparently publicizing information about land, in order to control the market well, prevent price inflation and ensure long-term development orientation.
Not only creating advantages in transport infrastructure, the expressway also opens up many opportunities to promote economic, social and tourism development, especially in areas around the intersection.
It is expected that in the coming time, this area will gradually become an attractive destination, contributing to improving people's lives and creating a new look for the land that still has a lot of potential that has not been fully exploited," Mr. Quyet assessed.
