Thanh Oai land auction round 3 starts at 8:30 am at Thanh Oai District People's Committee Hall.
22 plots of land (coded from 118 to 139) up for auction today are located in Man Ca, Man Cong, Ma Man Trong, Van Quan village, Do Dong commune, Thanh Oai district, Hanoi city, the total area of 22 plots of land is 2,209.06m2.
The plots of land to be auctioned have the smallest area of nearly 85.75 m2 and the largest of more than 135.7 m2. The starting price for these plots is from 5.3 million VND/m2, corresponding to a deposit of 90.89 - 143.84 million VND per plot. The auctioned assets are authorized by the People's Committee of Thanh Oai district.
The auction is conducted in a direct secret ballot with multiple rounds; at least 6 rounds are required; the minimum bid is 5 million VND/m2. Thus, participants must pay a minimum of 35.3 million VND/m2 to be able to own the land.
According to records, this morning's auction had about 100 participants. Regarding the organization, this auction was also strictly controlled, communication, recording and filming equipment were all sealed to avoid information leakage.
Talking to labor, Mr. Nguyen Van Quyet (Hoai Duc, Hanoi) said that he auctioned 3 plots of land in today's auction to invest.
"I predict that today's price will not be too high, because in recent sessions we can see that the winning price is gradually decreasing. If today's price exceeds 70 million VND/m2, I will stop the auction," said Mr. Quyet.
Ms. Tran Thi Mai (Thanh Oai, Hanoi) - who participated in two recent auctions in Thanh Oai district, said that today's auction will hardly have any sudden price changes because the authorities are currently tightly controlling land auctions.
Since August, auctions in Hanoi have received much attention when recording exceptionally high winning prices. For example, at the auction on November 29 in Soc Son district, 3 plots of land were bid up to over 30 billion VND/m2. More than 20 other plots of land were also pushed up to prices ranging from over 98 million VND/m2 to over 101 million VND/m2. A leader of the People's Committee of Soc Son district said that the unreasonably high prices were due to a group of customers "sabotaging" the auction. The People's Committee of Soc Son district has assigned the Soc Son district police to investigate and clarify the case.
Previously, on November 23, Thanh Oai district organized an auction of 23 land lots in the Man Ca, Man Cong, Ma Man Trong areas, in Van Quan village, Do Dong commune. Accordingly, the lot with the highest winning bid was 75.3 million VND/m2 (code number 152, area 114.7m2) - equivalent to more than 8.6 billion VND/lot, more than 14 times the starting price. The lot with the lowest winning bid was 55.3 million VND/m2, more than 10 times the starting price.
Many real estate brokers commented that the price level of land lots in this auction is still high. Accordingly, the land price here for lots with good locations can reach over 40 million VND/m2. However, the current level of 55 - 75 million VND/m2 is still higher than the market price.
This auction recorded 10/23 successful bids. The remaining 13 bids were eliminated due to violations of auction rules.
