On January 14, according to information from the Dong Nai Provincial Land Fund Development Center, in the first quarter of 2026, this unit will organize an auction of the first land plot in Bien Hoa 1 Industrial Park, Tran Bien ward, Dong Nai province.
Bien Hoa 1 Industrial Park was formed in 1963, is the oldest industrial park in Vietnam and is being converted by Dong Nai province into an urban - commercial - service and environmental improvement area.
The upcoming auction land area of more than 51ha is planned to be a mixed urban - commercial - service area in Tran Bien ward. The location of the land is located on the front of Le Van Duyet street (from Vung Tau intersection to An Hao bridge), adjacent to the Dong Nai River, National Highway 1 and adjacent to the area planned to be the Political - Administrative Center of Dong Nai province.
Currently, the land area has nearly 100% clean ground.

According to the approved plan, more than 21.5ha of land is auctioned for housing, commercial services, health, education and culture. The remaining area not auctioned is planned for traffic, green trees, water surface, parking lots and retains some existing technical infrastructure works.
Bien Hoa 1 Industrial Park is undergoing functional conversion, with a total recovered land area of about 329ha, divided into 3 areas. In which, the above-mentioned mixed urban - commercial - service area is priority area No. 1, the Dong Nai Provincial Political - Administrative Center area is priority area No. 2, and the remaining area is also an urban - commercial - service area.
The goal of the project to convert functions into urban - commercial - service areas and improve the environment is to build a new civilized, modern and sustainable urban - service - commercial area, creating a unique aesthetic face for the area. At the same time, improve the environment, limit water environmental pollution of the Dong Nai River system, and protect the Dong Nai River water source for people in Dong Nai province and Ho Chi Minh City.
