On May 17, according to the office of Da Nang City People's Committee, this locality has just issued decisions approving specific land prices for some areas with changes in detailed planning.
Specifically, for the Han Riverside Tourist Area project located in An Hai and Ngu Hanh Son wards, the City People's Committee has issued a decision to re-determine land prices at the time of March 2, 2018 as a basis for collecting additional financial obligations due to the managing unit having adjusted the construction plan. From the price of about 36.9 million VND/m2 according to the old plan in 2013, the residential land price after adjusting the plan according to Decision No. 6543 (2017) has been set at 37.8 million VND/m2.
The City People's Committee has also issued a decision for land plot No. 152, map sheet No. 62 Ho Xuan Huong street, My An ward (now Ngu Hanh Son ward). This is a land area for the Ho Xuan Huong Apartment project with an area of 2,090.2 m2. Here, the difference in land value after changing the detailed plan is quite large. Specifically, the urban residential land price before adjusting the plan was about 104.5 million VND/m2, now it has been approved to increase to 147.7 million VND/m2 according to the determined time of July 12, 2024.
This specific land price is an important legal basis for relevant units to complete additional financial obligations, calculated from the time the Ngu Hanh Son District People's Committee (now Ngu Hanh Son ward) approved the 1/500 scale master plan of the Ho Xuan Huong Apartment project in mid-July 2024.
